The above referenced project is in the process of plan review for compliance with
Edmonds ordinances and applicable codes. The following comments,
deficiencies/corrections must be addressed prior to completion of plans review and
subsequent issuance of permits.
Provide revised plans and calculations along with a written response to each of the items
listed below to facilitate a shorter back -check time.
SCOPE OF REVIEW
The scope of this review is for the .Structural requirements of this project.
All features were checked only to the extent allowed by the submittals provided. All
portions of this project are assumed to meet or will meet other departmental requirements,
conditions and concerns before permit approval.

General
1. 3. The drawings should clearly specify the requirement for the soil at the site.
Nothing is specified at this time. How were the foundations system determined for
this site with out this information provided? Please add this to the drawings.
R401.2 The response state to see -sheet A-1.There is not any sheet Al in the set.
Please submit this on response. K
Sheet A-6 FOUNDATION PLAN:
2. 2. 4. EOR, please provide analysis far the foundations below the columns shown.
None was submitted in the analysis to just fy the size sizes specified. Only one
footing was submitted on the response. There are other footings that required
analysis to be submitted not only the one location. For example the 27'X24"
footing. The response is not correct for the footing analysis. When the loads are
not centered on the footing the footing will also have additional bearing pressure
due to the eccentricity. The footing must be checked for PIA and MIS. The
response is not correct. Submit analysis for the footing to be able to support the
loads as applied to the footing specified on the drawings. IBC 1801
3. AOR there appears to be no footing specified and a garage RWS wall.

Sheet A-7 UPPER FLOOR/LOWER ROOF FRAMING PLAN:
4. 4. 7. When different width beam frame into a wood column a detail is required to
show how the forces will be transferred. For example beam mark 7 and beam mark
8 have a width 5-1/4 and 7" respectively. Please add detail at this location to show
how the required forces will be transferred. More information is required then
just stating 6x6 wood columns. The revision to change the width is fine but still the
drawings do not specified the required connections of the wood post to the beams.
This information should be clearly added to the drawings for all post to beam
connections. The response state added column beam hardware but the revised set
still does not have this information added. Please add this information to the
drawings or clarify where this is specified.
S. S. 16. EOR, there appears to not be a complete load path to the SW 2. Shearwall
number 1, as shown on sheet A8 at bedroom number 4, has no method to transfer
to the exterior shear wall (SW2) at the exterior wall located at the study. Submit
analysis and details to transfer this lateral force. The response states see response
from Reed and associates. There was not any response in the submitted packages.
Please submit this on response. The details do apply for this area as per response.

The drawings show a SW2 above the SWI. The drawings do not show a method to
transfer the force from these walls. Please clarify on the drawings.
Sheet A-8 UPPER ROOF FRAMING PLAN:
b. d. 18. EOR, please specify the required collector element to transfer the shear
force to the interior wall at bedroom number 2. There is not method specified to
transfer this force at this location. The drawings still do not show in collector
elements for the interior shear walls. The response states see response from Reed
and associates. There was not any response in the submitted packages. Please
submit this on response. The drawing still does not show any collector element to
transfer the diaphragm forces into the shear wall. There is blocking over the shear
wall but there must be a collector element added to drag the force into this interior
wall. This must be specified on the drawings.
Additional corrections may be required following receipt of corrections and
additional information as requested.
Your plans are being reviewed concurrently with the Building Department, Fire
Department, Zoning Department and Public Works Engineering. Changes,
clarifications or additional corrections may be required subsequent to the Building
Department plan review when comments are received from the other concerned
departments.
