Project: Harbor Inn Swimming Pool and Spa
Project Address: 130 West Dayton
During review of the plans for the above noted project, it. was found that the following information,
clarifications or changes are needed. Provide written responses to each comment and where
changes can be found on the plans. Please provide these comments to your architect and submit
revised plans/documents to Marie Harrison, Permit Coordinator.
1. Provide main floor plan of existing building showing exit locations and information verifying
that the required exit path of travel does not go through the pool enclosure area as discussed
with the Property Manager. As discussed, City approved plans currently show an exit path
going through the proposed pool enclosure area, therefore a revised exiting plan is needed as
part of this permit. Also show the dimensioned pool and fenced enclosure on this plan.
2. On the site plan, fully dimension the pool deck and provide an occupant load calculation at a
factor of 15 per IBC Table 1004.1.2. Provide number of required exits based on occupant load.
3. Gate hardware must be accessible.
4. Fully dimension the enlarged site plan, note material for finished walking surfaces, and cross
reference fence details.
5. Dimension distance from parking lot to edge of pool:
6. Clearly show on the site plan the location of the fence and that it (or building walls) completely
surrounds the pool area.
7. On the gate detail, add that the gate must be self-closing and latch.
8. The proposed fence detail notes that it is to either be wrought iron or wood. Select which it will
be and provided accurate construction detail so life -safety codes can be verified.
9. Provide detail of existing fence showing material, height, and maximum 2" openings and cross-
reference on the plans.
10. On the plans, clearly show the location of the Reduced Pressure Backflow Assembly.
11. Dimension the width of the gates (36" minimum for accessibility and exiting from the pool
area).
12. Provide an enlarged mechanical plan showing the proposed mechanical equipment, "existing
mechanical" and distances to buildings (particularly for venting of equipment in relation to
building openings). Label all mechanical equipment.
13. Provide Snohomish County Health District review letter and incorporate all of their comments
into the plans prior to resubmitting to the City.
14. Separate State Electrical permit required.
STRUCTURAL COMMENTS FROM CITY CONSULTANT
General
1. EOR, clearly show with dimensions and sections that there is not a surcharge imposed on the
pool wall from the parking lot area.
2. Engineer of Record (EOR), the area steel specified with #3@ 12" O/C does not meet the
minimum amount of steel for concrete flexure member. Please modify accordingly. ACI
10.5.1.
3. EOR, when the total depth of the beams exceeds 10" then shear reinforcement shall be
provided. The total depth of the grade beam design is 14" with a "d" of 12". Minimum shear
reinforcement shall be provided for this beam. .This shall be in the form of ties added. The
beam does not fail under the exceptions as noted in ACI sections 11.5.5.1. Please provide an
analysis and shear reinforcement as required per code. ACI 11. 5.5
