Provide written responses to each comment and where changes can be found on the plans. Please submit revised plans/documents to Marie Harrison, Permit Coordinator. Stevens H.C. IS Dept., Suite A, Plan Check 2007-0367: 1. Response to previous item 1: If you do not choose to upgrade the entire suite to be accessible, you could use exception #1 of IBC/WAC 3409.6 exception 1. Provide a letter stamped and signed by the architect (reference the code exception), stating what parts of the existing site and tenant space (Suite A) are not accessible, the project cost and what 20% of it equals, list the upgrades that will be done as part of this permit as well as showing that the total cost of the upgrades is at least 20%. 2. Response to previous item 2: Separate male and female restrooms are required and both must be accessible, unless technically infeasible per WAC 51.50 3409.7.9 (also see IBC 3402.1 definition of technically infeasible). If it is found to be technically infeasible, provide a letter stamped and signed by the architect clearly stating reason(s) why. In response to the first paragraph of your response letter dated 5115107, if plans are revised for all of the second floor suites to be combined into one suite, with accessible route to the restrooms provided throughout the suite, this would meet the intent of the code for number of separate accessible male and female restrooms. If this will be done, also provide an overall "Suite numbering" plan of existing and proposed suite numbers so City permit records can be updated. If the suites remain as currently shown on the plans, either each suite must have its own complying accessible restrooms (one unisex accessible restroom if the suite meets WAC 51-50 2902.3.1 exception, or separate male and female accessible restrooms unless technically infeasible). The comments below are based on the plans currently under review with separate suites. Stevens H.C. Human Resources Dept., Suite H1, Plan Check 2007-0368: 3. Response to previous item 3: If you do not choose to upgrade the entire suite to be accessible, you could use exception #1 of IBC/WAC 3409.6 exception 1. 4. Response to previous item 5: Provide floor area of Suite H1 to justify use of WAC 51-50 2902.3.1 exception to permit one accessible unisex restroom for this suite. Stevens H.C. Finance Dept., Suite H2, Plan Check 2007-0369: 5.
