Please redline plans or submit two (2) sets of revised plans/documents (affected sheets only) with a written response to each of the items below to a Permit Coordinator. 1) Please add the following information to the site plan. Please redline plans or resubmit three (3) new site plans scaled no smaller than 1"=20' and one on paper no larger than 8 1/z" x 14". ■ Specify if the existing broken walls shown on the site plan are to be replaced. If so provide top and bottom wall elevations and a construction detail for proposed wall. ■ ,Show the road or access easement along the West property line. 2) Basement has area marked "unfinished". Please clarify how "unfinished" this area will be (i.e. heated, sheetrock, etc.) and specify use of space (i.e. storage). 3) It appears that there will be a site built shower. Provide shower pan construction detail including materials, drain, slope, etc. 4) Provide letter from Geotechnical Engineer of Record stating that they have reviewed the plans and that they are consistent with the report recommendations. 5) Special inspections are required for the following. Complete the enclosed special inspection agreement signed by the owner, the general contractor and the special inspector and submit to the City for approval prior to issuance. • Excavation/Grading/Site Preparation • Placement of fill and compaction • Soil bearing verification • Shoring (if required) • Temporary and Final Erosion Control • Subsurface drainage installation including footing drains • Retaining wall/Rockery placement 6) See attached structural comments from city consultant. Respond to each. item in writing. Type Area S.F Basement R3 TYPE VB 1,217 Level 1 R3/U TYPE VB 1,7381755 Level 2 R3 TYPE VB 1,725 The above referenced project is in the process of plan review for compliance with The City of Edmonds ordinances and applicable codes (Structural). The following comments, deficiencies/corrections must be addressed prior to completion of plans review and subsequent issuance of permits. Provide revised plans and calculations along with a written response to each of the items listed below to facilitate a shorter back -check time. SCOPE OF REVIEW The scope of this review is for the structural portions of this project. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS 1 STRUCTURAL COMMENTS CALCULATION 1. Lateral loads analysis. Package submitted for review is missing seismic calculation, there is only wind load calculation can be found. Please provide copy of balance of calculations or indicate why only the wind load governs the lateral load design. 2. Page 4. Please recheck all the hold down calculation of shear walls. Only two -third of the minimum dead load shall be used in anchorage against overturning per IBC 1609.1.3. 3. Provide diaphragm design to make sure the maximum diaphragm dimension ratio (4:1) is within code limit per IBC table 2305.2.3. For example, A-24 upper floor framing plan the diaphragm has a big opening in the middle. Provide design, detail and calculation for each diaphragm chord, collector, boundary element, blocking, strap, please indicates the assumed diaphragms in plans. 4. Provide complete retaining wall design calculations for this 7 ft --10 inches basement wall. It appears The 16 inches wide footing is inadequate for the 7 ft freestanding wall as shown in detail 1 o sheet A50. If the retaining wall is designed with the assumption of top and bottom restrained, then, the top reaction forces must transfer to the ground floor diaphragm or floor -framing members, which will increase the shear forces for diaphragm and shear wall design. DRAWINGS 5. General -- Fasteners for preservative -treated and fire -retardant -treated wood shall be of hot -dipped zinc -coated galvanized steel, stainless steel, silicon bronze or copper. Coating weights for zinc -coated fasteners shall be in accordance with ASTM A153. Reference Section IBC Sec.2304.9.5 & IRC Sec. 319.3 6. General -- Provide details for the double wall plate lap splices where the plates act as diaphragm chords per IBC table 2304.9.1 item 10. 7. Sheet A-31, Please re -check and verify adequacy of the 2x 6 header for the 8 ft span. It appears overstressed from my calculation with 10 PSF dead load plus 20 PSF live load assuming a sloped uniform loading. 2 8. Sheet A-23, Interior shear walls, such as P1-4 and soon, do not lineup with framing lines above. Provide section cut/details to address diaphragm load path continuity. In other words, what is the connection between the floor and the wall? Is it good enough to resist the lateral shearforce? IBC section 1620.2.6. collector element. 9. Sheet A-24, Please re -check and verify adequacy of the 4x12 garage door header for the 18 ft span. Coordinate with the 2x6 header specified in north -elevation of sheet A-31. 10. Sheet A50, Section 1 shows horizontal rebar #4 @ 12" O.C. is more dense than the vertical rebar #4 @ 16". It is in conflict with the engineering principle that the short span should be where the main reinforcement be placed. Please explain. Additional corrections may be required following receipt of corrections and additional information as requested Your plans are being reviewed concurrently with the Building Department, Fire Department, Zoning Department and Public Works Engineering. Changes, clarifications or additional corrections may be required subsequent to the Building Department plan review when comments are received from the other concerned departments. Should you have any inquiries regarding this letter, please contact BJY at (206) 264-8400 between 8.00 am and 5.00 pm.
