Please redline plans or submit two (2) sets of revised plans/documents (affected sheets only) with a written response to each of the items below to a Permit Coordinator. 1) Plans show they were done by Karl Schmidt, AIA. State law required Architects to stamp and sign all plans. Please resubmit stamped and signed plans. 2) Please clearly distinguish on the plans between what is existing and what is proposed. It appears that this set of plans was used for a previous addition. Please cross off any details or sections that do not apply and clearly mark on the plans what is existing and what is proposed including elevation views. 3) Please add all applicable information to building section C -C on sheet A3 (i.e. blank detail call outs, ceiling insulation, etc.). 4) From the floor plans it appears that there is a deck above the addition. Section C -C shows a roof. Please clearly show this in an accurate section detail showing all existing and/or proposed framing information including ceiling insulation (R-30 if vaulted and R-38 if attic). 5) Add existing floor/roof framing information to the framing plans. Is the deck above impervious? Slope 2% minimum? Please clearly show on the plans. 6) On detail 2/A3 please show R-10 minimum slab insulation. 7) Engineer of Record provide calculations to show that holdown shown in detail 5/S 1 with two bolts will prevent lateral displacement. 8) Exterior walls do not meet minimum, wall bracing required by IRC 602.10. Provide lateral calculations stamped and signed by a Washington State Licensed Engineer or alter plans to meet minimum wall bracing requirements (2'-8" minimum Alternate Braced Wall Panel —See attached detail- required by the new French doors near the bar). Alternate Braced Wall Panel 1 -story Structure (IRC R602.10.6) NOTE. This panel may be used in place of a braced wall panel required by IRC R602.90.4.
