During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised
plans/documents (affected sheets only) with a written response to each of the items below to a
Permit Coordinator.
1) Note garage/dwelling separation on plans. Minimum %z" sheetrock required on garage side of
wall and 518" type X on the ceiling when there is habitable space above and minimum 20 minute
rated or 1 318" solid core door.
2) Provide general foundation plan for this area. All exterior walls are required to have a
continuous foundation. Also show how 4x10 beam is supported post and footings.
3) Provide calculation for 4x10 beam.
4) Provide general roof framing plan to show how all loads are carried to bearing and that the walls
that were removed are non-bearing.
5) Clearly distinguish between existing walls and walls that were added/replaced as part of this
remodel. (i.e. was the kitchen or laundry room remodeled?).
6) Minimum 50 cfn fan is required in the bathroom. Note on plans.
7) Provide section detail at the old garage door/new window area from the foundation through the
roof.
8) Section detail shows floor joist ledger nailed to the existing floor system. Use of nails subject to
withdrawal is not permitted for floor joist ledgers. Please add lag bolt/screws (318" x 41/z" at 4"
o. c.) or provide additional support at each end for conventional sleeper floor joists.
