During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Provide written responses to each comment and where
changes can be found on the plans. Please submit revised plans/documents to Marie Harrison,
Permit Coordinator.
1. See enclosed Structural Comments from the City Consultant. Have the Structural Engineer of
Record provide written responses to each comment and where changes can be found on the
plans.
2. Note the Type of Construction and occupancies for the building.
3. Provide attic ventilation calculations, and show how the minimum ventilation openings will be
provided.
4. Note the roof material/assembly on the plans.

The above referenced project is in the process of plan review for compliance with
Edmonds ordinances and applicable codes. The following comments,
deficiencies/corrections must be addressed prior to completion of plans review and
subsequent issuance of permits.
Provide revised plans and calculations along with a written response to each of the items
listed below to facilitate a shorter back -check time.
SCOPE OF REVIEW
The scope of this review is for the Structural requirements of this project.
All features were checked only to the extent allowed by the submittals provided. All
portions of this project are assumed to meet or will meet other departmental requirements,
conditions and concerns before permit approval.
STRUCTURAL COMMENTS
General
1. The drawings do not specify the height of the walls on the drawings. Please add
this in order to complete the review.
2. Please add to the drawing the required quality assurance plan as required per IBC
1705.2
3. Please add all required information for the differed submittal as required per IBC
106.3.4.2
4. Please add to the drawing the required information as defined per IBC 1603.1

5. Please specify the required type of construction in order to verify epoxy grout that
may be used. With out this information there is no way to verify this.
6. Please resubmit the design of the trusses per the adopted code. ASCE 7-98 is not
the adopted code at this time. ASCE 7-02 is required to be used as adopted by the
IBC 2003 and the state of Washington.

7. There is no collector specified for the interior shear walls. Please provide analysis
and collector for the interior shear walls. The drawings do not specify anyway for
the lateral diaphragm force to be transferred to the vertical resisting elements.
Please add this to the drawings.
8. The shear walls do not meet the minimum height to width requirements. Please
modify accordingly. IBC 2305.3.3
9. EOR the drawings are showing addition forces are being added to the open web
trusses due to the braces being added. Submit analysis to justify the existing 14"
WEB truss will resist this force.
Additional corrections may be required following receipt of corrections and additional
information as requested.
Your plans are being reviewed concurrently with the Building Department, Fire
Department, Zoning Department and Public Works Engineering. Changes, clarifications
or additional corrections may be required subsequent to the Building Department plan
review when comments are received from the other concerned departments.
