During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised
plans/documents (affected sheets only) with a written response to each of the items below to a
Permit Coordinator.
1) Please add footing drain information to the foundation details. See attached sample.
2) See attached structural comments from city consultant. Respond to each item in writing.

The above referenced project is in the process of plan review for compliance with
Edmonds ordinances and applicable codes. The following comments,
deficiencies/corrections must be addressed prior to completion of plans review and
subsequent issuance of permits.
Provide revised plans and calculations along with a written response to each of the items
listed below to facilitate a shorter back -check time.
SCOPE OF REVIEW
The scope of this review is for the Structural requirements of this project.
All features were checked only to the extent allowed by the submittals provided. All
portions of this project are assumed to meet or will meet other departmental requirements,
conditions and concerns before permit approval.

Viking Properties
1. EOR ( engineer of record); stamp on the drawings appear to have expired. Please
add current stamp without the expirations date. (The website state his license has
not expired but for the permit the current stamp shall be used)
2. AOR, (Architect of record), please clarify the design analysis title for beam 14 for
3rd car garage door. I was unable to cross reference this to the plan. Please clarify
the locations.
3. AOR, please provide analysis for the double stud supporting the 5-112X9 at the
family room window. The reaction is 5.12 kips.
Sheet 3 DETAILS:
4. Detail 2, 3 and 4; please note the reinforcement steel shall have a standard 90
degree hook into the footing. The drawings show straight bar embedment.
5. Detail 5: EOR, please specify the required connection of the joist to the supporting
beam. This is required to support the compression zone for the beam under
bending. I was unable to find where this was specified on the drawings.
Sheet 4 ROOF FRAMING PLAN/FOUNDATION PLAN:
6. EOR, please specify the required connections of the (2) floor joist to the
supporting double floor joist. This are in the same plane and a hanger is required
for this connections. Please add this to the drawings. ( The fireplace support area)
7. The design analysis submitted for the footing in the garage required 4 44 but the
drawings state 3 #4. Please modify accordingly.
Sheet 5 UPPER FLOOR PLAN/MAIN FLOOR PLAN:
8. EOR; Please provide a detail for the shear wall SW2 at the entry for load transfer
to the wall below. At the foyer there is an opening and it appears there is not
enough shear walls below to transfer the lateral shear force. The analysis appears
not to have addressed this. Please clarify on the response.
9. EOR, please provide a detail for the support of the 5-118X13-1/2 beam framing
into the 4x6 post at the dining room. There is also a 4x10 framing into this area.
10. EOR; please specify the required hanger to support the 2x10 FJ being supported by
the 5-1/8X21 GLB. All I was able to find noted on the drawings was "W hanger
one side" but not the one required.
11. EOR, please specify the required post to beam connections at the Glu -lam beams
specified on the drawings.
12. EOR, please specify the required connections of the 7X9-112 PSL to the girder
beano (5-118X21) supporting the shear wall at bedroom 2.
13. EOR, please specify the required connections of the 7X9-112 PSL to the garage
beam (5-118X13.5).
Sheet S-1 STRUCTURAL DETAILS:
14. EOR, please sign the sheet with your stamp on it. A signature is required with the
stamp.
Additional corrections may be required following receipt of corrections and additional
information as requested.
Your plans are being reviewed concurrently with the Building Department, Fire
Department, Zoning Department and Public Works Engineering. Changes, clarifications
or additional corrections may be required subsequent to the Building Department plan
review when comments are received from the other concerned departments.
