Dear Applicant,
Thank you for your patience! I have re-reviewed the above building permit application for the Planning
Division and it was found that the following information, corrections, or clarifications will need to be
addressed before review can continue:
:
1.Landscape PlanPlease provide an itemized cost estimate of the landscaping (covering
landscaping, irrigation, and labor) so that we can determine the amount of the landscape inspection
fee (equal to one percent of the landscaping estimate, $65 minimum charge).
:
2.Patios
The rear-yard patios for buildings E and F project into the setback too far. Please label the site plan
with the appropriate measurement to show that they are projecting a maximum of 4 feet (or 3.33 feet,
depending) into the required setback pursuant to ECDC 16.30.040.C.2, “Except as authorized by
subsection (C)(3) of this section, uncovered and unenclosed porches, steps, patios, and decks may
project into a required setback not more than one-third of the required setback, or four feet, whichever
is less; provided, that they are no more than 30 inches above the ground level at any point.”
The following patios do not meet setbacks and will need to be pulled back a little bit to comply:
a.
Building F (unit 21) – 3.33’ max projection, 3’7.5” shown.
b.
Building F (unit 19) – 4’ max projection, 5’2” shown.
c.
Building E (unit 18) – 4’ max project, ~ 6’ shown.
d.
Building E (unit 15) – 4’ max projection, ~ 5’ shown.
3.Awnings:
The awnings covering the entries are over 30” in depth (3’6” shown). Pursuant to ECDC
16.30.040.C.1, “Eaves and chimneys may project into a required setback not more than 30 inches.”
Please revise the following awnings to remain < 30” within the setback area:
a.
Building A (units 3 & 4).
b.
Building C (units 7 & 8).
c.
Building D (units 13 & 14).
d.
Building E (unit 18).
4.Coverage:
Please provide a lot coverage table which summarizes the footprint coverage of each
building, A-F, in relation to the site.

5.LLA (PLN-2007-0085):
I’ll keep my eyes open for your revised Lot Line Adjustment map, which I
understand will be submitted soon. This map will need to be reviewed, signed, and recorded prior to
building permit issuance.

please redline your plans to reflect any changes – or, if you are submitting new plans, please submit 3
site plans (one must be reduced size) and 2 sets of the changed pages of the plans. Please make all
submittals to the Development Services Permit Coordinator (Marie Harrison). I am the Planner assigned
