Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to Marie Harrison. GENERAL 1. Please provide an itemized estimate for both on-site and off-site (right-of-way) improvements, including traffic control. You will be required to place a bond for 120% of the City approved estimate for the off-site improvements. The 2.2% inspection fee is based on 120% of the City approved estimate for the entire project improvements. Sheet 1 – Clearing, TESC & Grading Plan 1.Provide lowest bottom of footing elevations for each step, if any, in the foundation so grading calculations can be verified. The plans state a cut of 835cy. When SEPA was completed for this project it was noted there would be less than 500cy grading and therefore this was not taken into account during the SEPA process. If grading quantities do in fact exceed 500cy you will need to contact Gina Coccia, Planner, to discuss what steps may be required. 2.Please revise the Construction Sequence as follows: #8: Remove TESC facilities per City approval once the site is permanently stabilized. Sheet 2 – Road, Drainage, Sewer & Water Plan 1.Please add the following notes to the plans: a.Existing sidewalk, curb and gutter to be removed and replaced per City standards as required by the City inspector. b.Existing driveway approach to be removed and replaced per City standards. c.A DCVA (backflow assembly) is required on the domestic water service line inside the building after the service line split for the fire sprinkler system. DATE FAXED 9/13/07 PAGE 1 of 2 2.The sanitary side sewer shall have a 6” cleanout with locking CI lamphole cover on the ROW side of the property line. Please revise the plans accordingly. 3.Note on the plans the invert elevation of the sewer at the cleanout or connection to the main and at the building. 4.Will the mailboxes be placed at the building or in the ROW? If in the ROW, please show the location. 5.A 2” tap on the City water main requires a 2” in line valve, but you will not be required to install a 6” valve cluster. Please revise the plans accordingly. 6.Detail 1 - Restrictor Manhole states a cover (RIM) elevation of 95.07. The 100yr elevation is stated to be 95.09. In plan view the elevation for the RIM is noted to be 97.4. Please confirm elevations and revise the plans accordingly. A minimum of 12” is required over the detention pipe. Sheet 3 – Details 1. Please remove detail E7.18. Landscape Plan 1.The patio areas have not been shown consistent with the civil and site plans. Please revise accordingly. 2.Please show the location of the irrigation meter. 3.Plantings have been shown in the area of the ADA parking striping. Please revise. Site Plan 1.Show the retaining on the east side of the property consistent with the civil plans. 2.Show the detention system on the west side of the property consistent with the civil plans. It is currently shown on the east side. If you’d rather, you can omit utility information from this plan and reference the civil drawings. 3.The sizing of the trash enclosure shall meet the requirements noted by Steve Fisher, Recycling Coordinator. The trash enclosure sizing shall be shown consistently between the site, civil & landscape plans.
