Dear Applicant,
I have reviewed the above building permit application for the Planning Division and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue:
1.Patios/Setbacks:
Please revise the amount that the northern and eastern patios project into the
setback area. Pursuant to ECDC 16.30.040.D, the northern patio may only project up to 4’ (11’ from
the northern property line) and the eastern patio may only project up to 3.33’ (6.67’ from the eastern
property line). It appears that they project slightly more than this amount – please revise the site plan
so that the patios meet the above-mentioned code (redline is acceptable).
2.Landscaping Plan:
a.
Please provide an itemized landscaping estimate (labor & materials) so that the landscape
inspection fee (and bond, if applicable) can be calculated.
b.
This is a portion of a condition made by the ADB: “… conform the landscape plan to the site
plan… The automatic irrigation will need to be shown on the landscape plan.”
i. Please redline the automatic irrigation on the landscape plan.
ii. Please redline the patios so that they are reduced, like the site plan.
iii. Is the 24” retaining wall near the southeast portion of the site part of this permit? If so, please
coordinate with the permit coordinator.
iv. Is the 12-18” tall planter with trellis near the northwest portion of the site part of this permit? If
so, please coordinate with the permit coordinator.
Thank you for your cooperation. Please provide a written response to the above mentioned items. And,
please redline your plans to reflect any changes – or, if you are submitting new plans, please submit 3
site plans (one must be reduced size) and 2 sets of the changed pages of the plans. Please make all
submittals to the Development Services Permit Coordinator (Marie Harrison) Monday through Friday, 9am
to noon or 1pm to 4pm. I am the Planner assigned to this project. If you have any questions, please do
