2007-0684 Columbia Rim Revision.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: February 4, 2009 TO: Mike Dawson 22815 Edmonds Way fax (425) 750-3147 FROM: Leif Bjorback, Assistant Building Official RE: Plan Check: 2007-0684 Project: Columbia Rim Warehouse revision Project Address: 8130 240th During review of the plans for the above noted project, it was found that the following information, clarifications or changes are needed. Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to Theresa Umbaugh, Senior Permit Coordinator. Thank you. 1.The slab thickness noted in the architect’s revision letter dated 1/13/09 is 7 inches instead of the 6 inches as found in the approved drawings. Assuming the slab was installed per the drawings at 6 inches, is the “footing” width still adequate for the gravity load of the floor above? 2.The architect’s letter mentions an additional 2x4 nailed to the bottom chord of the TJI joists, and that “the manufacturer has approved this for meeting the actual required.” Please provide the manufacturer’s standard detail or their stamped engineering showing this to be the case. 3.The additional storage room on the second floor requires access to two exits from this space. IBC 1019.1 requires all rooms and spaces within each story be provided with and have access to the minimum number of approved independent exits. Please see below a copy from the IBC Code Commentary. (I will note that in previous discussions with the nd building official, it was determined that the 2 floor would not qualify as a mezzanine.) This item will also be included in my forthcoming comment letter regarding the TI permit application recently submitted to the city. Page 2 of 2
