However, this was calculated under the assumption that the offices would be visited by customers. Will the offices be visited by customers? How much office space will be visited by customers? Please review the following parking ratios and elaborate on the use(s) proposed. ECDC 17.50.020.B.5: Business and professional offices with on-site customer service: one space per 400 square feet. ECDC 17.50.020.B.6: Offices not providing on-site customer service: one space per 800 square feet. 2.Trellis: Pursuant to ECDC 17.30.035.C, the maximum length of a trellis is up to 25% of the length of the property line. The south property line is shown as 130 feet, which means the maximum length of trellis permitted is 32.5 feet (130/4) and 42 feet (14x3) is shown. Please reduce the length of the trellis along the south property line to remain at/under 32.5 feet total. Please revise both the site plan and sheet 6 of the plans. 3.Datum: Please redline the reduced site plan to show what the datum point is and where the datum point is located. 4.Landscape Plan: a. Pursuant to ECDC 16.60.030.A.1.f, “Type I landscaping is required for commercial, institutional and medical uses adjacent to single-family or multifamily zones. The buffer shall be a minimum of 10 feet in width and continuous in length.” The following is a definition of Type I landscaping, pursuant to ECDC 20.13.030.A: Type I landscaping is intended to provide a very dense sight barrier to significantly separate uses and land use districts. 1. Two rows of evergreen trees, a minimum of 10 feet in height and planted at intervals of no greater than 20 feet on center. The trees must be backed by a sight-obscuring fence a minimum of five feet high or the required width of the planting area must be increased by 10 feet; and 2. Shrubs a minimum of three and one-half feet in height planted in an area at least five feet in width, and other plant materials, planted so that the ground will be covered within three years; 3. Alternatively, the trees and shrubs may be planted on an earthen berm at least 15 feet in width and an average of five feet high along its midline. Please provide a written bid/itemized cost estimate for the landscaping proposed (including labor). This will help determine the landscape inspection fee (and performance bond, if applicable). 5.Plans: a. Sheet 14 indicates “private parking” in the garage. Please clarify: who will be using these spaces? b. Please show the “Average Grade” line on the elevations (page 5) – redline is acceptable. Thank you for your cooperation. Please provide a written response to the above mentioned items. And, please redline your plans to reflect any changes – or, if you are submitting new plans, please submit 3 site plans (one must be reduced size) and 2 sets of the changed pages of the plans.
