RE: Plan Check #2007-0702
Project: Interior remodel
Project Address: 325 Walnut Street, #301
During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Provide written responses to each comment and where
changes can be found on the plans. Please resubmit to Marie Harrison, Permit Coordinator.
1. On the floor plan, clearly distinguish new walls from existing walls to remain.
2. Provide structural calculations stamped/signed by the Engineer of Record for the following.
a. Lateral calculations for removal of existing shear wall (SW1) between the kitchen
and family room, and removal/alteration of existing shear wall (SW1) at the
proposed den closet.
b. Provide beam calculation for header over den closet.
c. Provide framing plans to show that loads from the new posts will be carried directly
to the foundation.
3. At the master bedroom closet, there appears to be a shaft. Clarify if this is existing or proposed
and what the shaft is for. If the shaft will be altered, it must be 1 -hour fire rated. Provide
construction detail and 1 -hour listed and tested assembly.
4. Provide plumbing schematic and fixture counts to verify that existing waste and vent lines can
accommodate the new plumbing fixtures. This is commonly an issue in older buildings.
5. Show how the exhaust fan for the island cook top will be vented directly to the outside. Where
the exhaust duct penetrates 1 -hour fire rated assemblies, show how the fire rating will be
maintained (i.e. with lined joist bays if run through the floor -ceiling, fire stopped at 1 -hour
ceiling assembly if run through the attic, etc.).
6. Note the cfm of the kitchen exhaust fan (100 cfin minimum).
