Please either add this detail to the site plan or add it to the structural plans and reference the page on the site plan. This needs to be included in the approved stamped plans not just the calculation packet. Per our Rockery handout any rockery located in a critical area must have plans designed consistent with ECDC Chapter 23.80 (including design calculations) and stamped by a Washington State Licensed Professional Engineer. The following comments, deficiencies/corrections must be addressed prior to completion of plans review and subsequent issuance of permits. Provide revised plans and calculations along with a written response to each of the items listed below to facilitate a shorter back -check time. SCOPE OF REVIEW The scope of this review is for the Structural only requirements of this project inclusind the retaining wall./ All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. STRUCTURAL COAC%IENTS General. Engineer of Record (EOR); please submit a key plan for the shear walls required The triangle marks in the analysis appear not to match the drawings. IBC 106.1.1 The new analysis or key plan was not submitted with the response. Please submit this on the response. 2. Design analysis submitted by Donald Miles appears not to have a safety factor of 1.5 for sliding as required per code. Please clarify on the response. IBC 1846 Sheet B3 Elevations: 3. 4. South and West Elevations: EOR, please clam how the lateral loads are being transferred at the deck framing. Provide an analysis to just fy the load path. It is not clear on the drawings at this time. This still has not been addressed at this time. 4. 5. South and West .,Elevations: EOR, please clarify the required framing for the deck shown on the elevations It is not clear on the drawings. This still has not been addressed at this time. Sheet B2 LOWER FLOOR PLAN & MAIN FLOOR PLAN: 5. 6. Phis sheet specifies a smaller member than specified on the structural sheet. For example, in one place the entry requires 2x8 HF PT @ 16 " O!C but this sheet states 2x6 HF42. Modify drawings accordingly to correct the discrepancy. This still has not correct as per the original analysis. This still has not been modified as required. Sheet S -d Main Floor Framing: sower Floor Framing; Foundations Plan.: 6. 7. EOR, please submit analysis far the omega time the force as required per IBC 1620.2.9. With the august piles supporting the shear walls above this must be addressed. IBC 1617.1.1.2 and IBC 1620.2.9. This still has not been submitted 7. 8 Foundations/Basement Plan: EOR, please sped the required footing under the 6x6 HF#2. It is not clear at this location. This still has not been addressed. 8. 9_ EOR, please sped the spacing of the post supporting the 4X10 beam. Detail 7 on sheet S-3 states per plan : Please modify accordingly. This still has not been addressed. 9. 10. The design analysis submitted used 11-718 BCI 60 2.0 DF to span 12 feet at 16 inches O/C, but the drawings show this will be exceeded. Please submit an analysis for the joist exceeding the 12 feet. Trois still has not been addressed. Pagc 3 of 3 EECE#: EDM 07-12 Saldin Residence 10.11. EOR, speck the required connections of the ECCO to the tube steel columns. This is required to be welded connections. This still has not been addressed at this time. 11.12. Please note special inspections are required for field welding. This should be specified on the drawings. This still has not been addressed at this time. Sheet S-3.0 STRUCUTRAL DETAILS 12. 14, Detail 10: EOR submit analysis far the ledger to support the design loads. IBC 1604.8.3 ,IBC 1604.4 Analysis was not submitted for this connection. Also nail can not be used for the connections of deck ledgers. Modify the detail accordingly and submit analysis to justify capacity. IBC 1604.8.3 and 8502.2.1 Sheet S-4.0 STRUCTURAL DETIALS: 13. 1 S. Per the geotechnical report, the drainage shall be placed behind the wall to prevent hydrostatic pressure. Please add a drain directly behind to wall. Alternatively, submit letter from the geotechnical engineer that the footing placed as shown is acceptable. This still has not been addressed at this time. Sheet S-5.0 STRUCTURAL DETIALS: 14. EOR please submit analysis where the surcharge, over the heal of the wall, is not used to resist sliding and overturning. It appears this is not conservative to use this when designing the aretaiwng wall. Additional corrections may be required following receipt of corrections and additional information as requested. Your plans are being reviewed concurrently with the Building Department, Fire Department, Zoning Department and Public Works Engineering. Changes, clarifications or additional corrections may be required subsequent to the Building Department plan review when comments are received from the other concerned departments.
