During review of the revised plans for the above noted project, it was found that the following
information, clarifications or changes are needed. Provide written responses to each comment and
where changes can be found on the plans. Please resubmit to Marie Harrison, Permit Coordinator.
As a note of clarification to your letter dated July 30, 2007, the City did not request "as -built" plans,
nor copies of "original approved sets". We requested revised plans based on changes made in the
field by former contractor(s) without city review or approval, (changes are also noted in structural
engineers report dated 4/10107). The revised plans must comply with the codes underwhich the
permit was issued. As noted in my correction dated May 1, 2007, each revised plan must fully
replace the original annroved n1an. Revised clans cannot contain less information than the original
approved plans and must be legible. Also, label each revised sheet the same as the original
approved sheet it is replacing. Once submitted the revised plans will be reviewed for code
compliance and will become the new approved plans that you will be required to construct under.
Review of the "as -built' architectural plans was not done at this time because they are very
incomplete. Please be sure each revised plan sheet in the set of drawings for this project affected by
the architectural and structural revisions are submitted for our review, including plumbing and fire
sprinkler.
Also, the permit number referenced in your letter (2006-242) is not associated with your project. 1f
you meant 2006-1242, that is the plumbing permit for your project, and we did not received any
revised plumbing plans.
STRUCTURAL REVIEW
1. On original approved structural plans, beams required to be individually protected to 1 -hour fire
resistive construction were noted with an asterisk (*). This is missing from the revised
structural sheets (refer to structural engineer letter dated 616/05).
2. Slab expansion joints are missing from new S-7.0.
3. Cross-reference foundation detail for north wall Sheet S-7.0 — wall on original approved plans
was masonry.
4. Submit complete revised Sheet S8, which now shows partial shearwall locations, to show all
shearwalls, revised opening widths, and all framing.
5. Specify new anchor bolt type, length, embedment, and epoxy grouting (special inspection
required).
6. On Sheet 59.0 call out beam type/size at northwest corner and southwest comer of the building.
7. On Sheet 59.0 call out the beam hangers at the east balcony area.
8. On all framing plans, clarify the location and extent of all repetitive framing members where a
typical call out is used.
9. On Sheet 59.0 call out lower roof framing members at southeast corner.
10. Sheet S10.0 shows a roof deck. If roof deck is still proposed, provide structural information,
details, calcs as previously requested in item Ib. If the roof deck is not proposed, remove from
the plans.
11. Show location and framing of skylights on roof framing plan.
12. Previous item le must still be addressed: In item 3 of the SDA report, the engineer states "all
existing shearwalls and holdowns should be field verified unless they have already been
approved by a building inspector." On the revised plans that show the new opening widths and
shearwall types (based on the revised shear calculations), the type and location of the exterior
strap hold downs have changed and the City has received no Special Inspection Report or record
of verification by the Engineer of Record that they have been installed. Unless such report(s) are
provided, the siding will have to be removed for the Structural Engineer or Special Inspector to
verify strap/holdown installation. The nailing for the revised shearwalls is also to be verified by
the Structural Engineer to his satisfaction, and a field report submitted to the City.
13. As noted in previous item 1 f, due to the extensive framing issues presented in the report and
changes that are required to the approved plans, prior to City framing inspection approval for
this building, a Structural Observation letter shall be required from the Structural Engineer of
Record that the building is in compliance with the approved construction documents.
