During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised
plans/documents (affected sheets only) with a written response to each of the items below to a
Permit Coordinator.
1) Please add the following information to the site plan.
■ Show pool fence on the site plan. If a fence complying with the requirements below is not
existing than a complying fence will need to be installed. Show location, height, material,
gates, etc. on the site plan and specify if existing or proposed.
As required by Edmonds Community Developmem Carle Chapter 19.04.00:5(C)(7), the poDl area
must be completely surrounded by a substantial fence at least six (6) feet in height. No openings
in the fence or gate shall be greater than two (2) inches and a self-closing, sell -latching gate;nest
be provided with an inside lack inaccessible to children. The plot plan must clearly show the
extent of the required fencing. NOTE: City Ordinance- requires that the gate be securely locked
when the pool is unattended and fences that are proposed to exceed six (6) feet in freight must
obtain a variance.
You may redline plans or resubmit three (3) new site plans scaled no smaller than 1 "=20' and
one on paper no larger than 8 V x 14".
2) See attached structural comments from city consultant. Respond to each item in writing.

The above referenced project is in the process of plan review for compliance with
The City of Edmonds ordinances and applicable codes (Structural, Non Structural,
Energy & Ventilation). The following comments, deficiencies/corrections must be
addressed prior to completion of plans review and subsequent issuance of
permits.
Provide revised plans and calculations along with a written response to each of the
items listed below to facilitate a shorter back -check time.
SCOPE OF REVIEW
The scope of this review is for the ordinance, structural and energy portions of this
project.
All features were checked only to the extent allowed by the submittals provided.
All portions of this project are assumed to meet or will meet other departmental
requirements, conditions and concerns before permit approval.

ARCHITECTURAL COMMENTS

1. Existing mistress bedroom shows a 5'-10" x 3'-0" window & a new proposed
2'-8" exterior door. The existing window is now located within 24" of a door
& is required to be tempered. Resolve. R308.4.
2. Reference note for shower enclosure & any glazed surfaces within 70" of
the drain to be tempered glass. This statement does not meet the code.
Code requirement shall be 60" measured vertically above any standing or
walking surfaces. R308.4.
3. New 2'-8" exterior door shall have a maximum 1.5" step at the exterior
threshold when the door swings out over the exterior landing. R311.4.3.

1. Show the location of all crawl space vents. Locations shall not interfere with
ABP shear walls.

SHEET 3
1. It appears that two 10' long exterior walls are removed to accommodate the
9' addition. Thus the code requires that within 25' of the new exterior walls
new interior brace walls are required. Show these interior braced walls on
the floor plan. Call out shear wall material & required nailing & minimum
lengths.
2. The interior braced wall panel located in the closet shall be a minimum of 4'
in length. Please dimension.
3. An additional interior shear wall panel is required that runs parallel to this
braced wall panel & shall be located within 4' of that wall line. Thus the wall
between Jason's bedroom & the bathroom is required to be a braced wall
panel. All other exterior shear walls appear to meet the code.

1. Reference detail A & D. Details call for 518" anchor bolts & Y2" anchor bolts.
Clarify.
2. Reference detail D. This detail calls for STHD10, PHD2A or HD6A
hold-downs. The foundation plan calls for HPAHD22 hold-downs. Some of
these hold-downs require bolts. Call out bolt diameter & embedment depth
as required per the Simpson Catalog. Materials within the catalog are
approved but the requirements shall be placed on the plans.
3. Reference detail D. Show additional studs that are required in the 2'-8"
minimum ABWP.
Additional corrections may be required following receipt of corrections and additional
information as requested.
Your plans are being reviewed concurrently with the Building Department, Fire
Department, Zoning Department and Public Works Engineering. Changes, clarifications
or additional corrections may be required subsequent to the Building Department plan
review when comments are received from the other concerned departments.
