RE: Plan Check #2007-0382
Project: Reichler Office Building Addition
Project Address: 21827 76' Ave W
During re -review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Provide written responses to each comment and where changes can be
found on the plans. Please submit revised plans/documents to Marie Harrison, Permit Coordinator.
Below comment numbering corresponds to previous plan review comments dated August 1, 2007, with
outstanding issues noted.
1. ok
2. Upper floor use of space adjacent to elevator still not labeled.
3. ok — smoke barrier provided since building will be fully sprinkled
4. ok — architect made additional clarification notes.
5. ok
6. As noted in the first plan review comments dated May 4, 2007, the northeast exit enclosure must exit
directly to the outside or to a 1 -hour exit passageway (TBC 1019, 1020, 1023.1). The storage room door
is not permitted to open into the stair enclosure nor the exit passageway because it is not a "normally
occupied space" as required per IBC 1019.1.1. The original plans for this building show the storage
area as a dead space.
The resubmitted plans now show the stair enclosure exiting into the parking garage which is not
permitted. As noted above, exit enclosures must exit directly to the exterior of the building or to an exit
passageway. A redesign of this exiting is required.
7. ok
8. Note on plans that existing beams exposed during construction that support the 1 -hour occupancy
separation and fire barrier walls must be individually protected to 1 -hour construction.
9. ok
10. ok
11. ok
12. ok
13. ok
14. ok
15. Clarify on hardware key Sheet A4.0 that exit hardware "E" must not prevent a door from being openable
from the egress side without key, special knowledge or effort. Currently it notes "key lock from each
side".
16. ok
17. ok -- since building will be fully sprinkled.
18. ok
19. ok
20. The architect's response to this item was that "arrows showing the path for egress has been shown on
the plans" which does not address the original comment. Previous item 20 regarding accessibility
upgrades to the existing portions of the building: Since the exterior accessible path of travel is
provided, this would apply to the parking garage and main floor. Show complying accessible route
throughout or if you choose to use exception #1 of .IBC/WAC 3409.6, provide a letter stamped and
signed by the architect (reference the code exception), stating what parts of the existing building are not
accessible, the project cost and what 20% of it equals, list the upgrades that will be done as part of this
permit as well as showing that the total cost of the upgrades is at least 20yoo.
21. ok — Kawneer glazing system now listed as deferred submittal.
22. ok
23. Contractor needs to sign the written statement that was submitted August 10, 2007.
24. Special Inspection Agreement cannot be deferred. It must be submitted and approved prior to permit
issuance.
25. Add new sheets C1, C2; and L1 to drawing list on coversheet. Clarify if they are proposed or existing
for reference only.
