During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised
plans/documents (affected sheets only) with a written response to each of the items below to a
Permit Coordinator.
1) Please add the following information to the site plan.
• Reduced plot plan must be scaled no smaller than I"=20 on 8 V2" x 14" or smaller paper.
• Specify if the South deck is existing or proposed. If proposed provide construction plans.
• Specify datum point and elevation.
You may redline plans or resubmit three (3) new site plans scaled no smaller than 1"=20' and
one on paper no larger than 8 V2" x 14".
2) See attached structural comments from city consultant. Respond to each item in writing.

Energy & Ventilation). The following comments, deficiencies/corrections must be
addressed prior to completion of plans review and subsequent issuance of
permits.
Provide revised plans and calculations along with a written response to each of the
items listed below to facilitate a shorter back -check time..

The scope of this review is for the ordinance, structural and energy portions of this

3. Provide a detail of the load path from the roof deck to the foundation. The
code requires details that depict the required type of construction. R301 .1.
4. Show crawl space access opening. Note that a post from the ridge beam is
located at this location. R1 06. 1. 1.
5. Clarify why ABWP is noted at foundation plan. If wood cripple walls are
required at the foundation plan then additional 13WP and ABWP may be
required with greater hold down capacities. Detail of exterior wall framing
shall show any cripple wall construction. R1 06. 1. 1.

3. Detail roof construction. The roof diaphragm shall transfer loads into the
BWP below. It is not clear how the rigid insulation is installed and where the
plywood diaphragm is located. R301.1.

The existing exterior wall between the addition and the existing living room
shall have some structural shear wall material that can resist lateral forces.
Note wall material and nailing requirements. This material can be either on
the exterior or the interior. R602.1 0
2. Note that the exterior rake wall shall be constructed with full height
studs.R602.3.
ENERGY COMMENTS
1 . Note U values for new windows on the plans.
Additional corrections may be required following receipt of corrections and additional
infonnation as requested.
Your plans are being reviewed concurrently with the Building Department, Fire
Department, Zoning Department and Public Works Engineering. Changes, clarifications
or additional corrections may be required subsequent to the Building Department plan
review when comments are received from the other concerned departments.
