20070905093824.pdfOF Epi City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION Fsr. 1890 (425) 771-0220 DATE: September 5, 2007 TO: Charles Greenberg FAX: 425-672.7867 FROM: Ann Bullis, Assistant Building Official RE: Permit Application #2006-1386 Project: Greenberg Mixed Use -- Mechanical Project Address: 155 3rd Ave South During re -review of the plans for the above noted project, it was found that the following information, clarifications or changes are needed. Provide written responses to each comment and where changes can be found on the plans. Please resubmit to Marie Harrison, Permit Coordinator. Responses are in bold italics 1. Plans appear to beat 3/32 scale not 1/8" scale. Please revise. Please enlarge plans to minimum l lx17 plan size as the plans are very difficult to read. Plans must also be to scale. Note actual scale on the plans. 2. Not received — copy attached far your convenience. Complete attached new detailed scope of work for the mechanical application. 3. Not received —copy attached for your convenience. Complete attached new plumbing fixture schedule for gas outlets. 4. Most issues still not addressed. On the mechanical plans clearly show the location and type of mechanical units serving each area of the building -- not provided for all units. On the architectural plans, a boiler is shown at the lower floor -- still shown, not addressed. Will this still be part of the mechanical system for the building? — not addressed. The architectural and structural plans show rooftop units will be used. If rooftop units will still be used, include roof plan showing units -- not provided, show how ductwork is run throughout the building and how fire separations are maintained (shafts, lined joistbays, soffits, fire/smoke dampers, etc.) —plans do not show how fire separations will be maintained. Also show units on the elevation views and show that they will not exceed the maximum allowed height for the building — not shown. If there will be mechanical units outside of the building on the ground level, provide a site plan showing location, height, screening, and distance to property lines and building, and how ductwork will be run through the building as noted above — not addressed. 5. Provide garage mechanical plan showing garage exhaust fan and cfm, boiler, elevator equipment room ventilation, etc. — notprovided 6. Some exhaust fans and/or cfm notations are missing in the dwelling units. They are required in each bathroom, laundry room and kitchen. — still missing from south unit powder room. 7. ok 8. Note on the plans which fans are designated as whole house exhaust fans. Worksheets submitted show laundry room is the designated whole house fan, but is not noted on the plans. 9. For exhaust fans, show how ducts will be run to the exterior of the building — caution on north and east sides of the building due to location to the property line, and caution on roof penetrations due to .the parapet exception that was used during the design of the building (dimension distance from exhaust fans to the exterior wall of the building). -- note provided for the upper floor that all exhaust fans will be through the roof, butpenetrations for parapet exception not addressed — exhaust fans need to the shown on the roofplan. Also exhaust fan runs were not shown for the lower and first floors. 10. Provide manufacturer's information for all heating and air conditioning equipment — all that has been submitted at-this time is for the heat pump and fan coil. Highlight applicable information to this mechanical system in the manufacturer specs. Applicable information not highlighted, boiler information not provided, etc. 11. Show how ventilation is being provided to the hallway and lobby areas. — South stair/lobby as well as elevator shaft are I-hour fire rated. Duct shown through elevator will obstruct use of elevator shaft. Penetration of 1-hour walls required combination fire/smoke dampers per IBC 716. Ducts are also shown going through the 1-hour shaft near the north stair without fire/smoke dampers. It is also not clear how this will work is roof top equipment will be used A redesign is required and plans must clearly show all work. You may be able to use natural ventilation (openable area must be a minimum of 4% of the floor area) for the lobby area (IBC 1203.4). 12. Provide outdoor air calculations per VFAQ 304 for the non-residential areas. -- not provided. Page 2 of 2 #B52 City of edmondsN development information Ing.
