During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised
plans/documents (affected sheets only) with a written response to each of the items below to a
Permit Coordinator.
1) Please add the following information to the site plan.
Reduced site plan must be scaled no smaller than 1"=20' on 8 1/2x 14 or smaller paper.
Please submit new reduced site plan.
You may redline plans or resubmit three (3) new site plans scaled no smaller than 1"=20' and
one on paper no larger than 8 1/2' x 14".
2) . Show how island sink will be vented through the roof or with a loop vent as permitted by UPC
909.0.Air admittance valves are not permitted unless first approved by the Building Official
under and alternate method per UPC 301.2.
3) See attached structural comments from city consultant. Respond to each item in writing.

The above referenced project is in the process of plan review for compliance with
Edmonds ordinances and applicable codes. The following comments,
deficiencies/corrections must be addressed prior to completion of plans review and
subsequent issuance of permits.
Provide revised plans and calculations along with a written response to each of the items
listed below to facilitate a shorter back -check time.
SCOPE OF REVIEW
The scope of this review is for the Ordnance Energy and Ventilations and Indoor Air
Quality and Structural requirements of this project.
All features were checked only to the extent allowed by the submittals provided. All
portions of this project are assumed to meet or will meet other departmental requirements,
conditions and concerns before permit approval.
Structural Comments
General
1. Please add the appropriate fastening schedule per Table R602.3, pertaining to this
project.

2. Submit analysis for the ledger with the bolts spaced at 32" OIC to support the
required design loads. Bolts spaced at 32" in a 2x member appear not to be able to
resist the required shear forces. Per NDS table 11 E assuming 6" or greater
embedment and 1-112 side member HF the allowable shear perpendicular to grain
for V2 bolt is 340 pounds. This is will exceed the allowable reaction by more then
double. Please modify accordingly. NDS table I IE.
3. Please specify the required hanger to support the new 2x 10 floor j oist. R
Sheet A5.2: Roof Framing Plan
4. Please specify the required connection of the (2) 2x12 intersecting the 4x4 at the
corner of the roof.
5. Please specify the required connection of the 6xl2's to the structure.
6. Please provide analysis for the 4x10 header supporting the common truss.
7. Please specify the required post under the girder truss.
Sheet A6.1: Sections & Details
8. Detail A/S2: Please note a 90 -degree hook of the reinforcing steel into the
concrete footing, typical.
9. Please note a 3x3x3/16 washer is required at all anchor bolts, or submit analysis to
justify 2x2 washer.
10. Please reference these details on the building drawings.
11. Detail O/S2: It is not clear where this detail is being used. Toenailing cannot be
used to transfer more than a 150# per lineal foot.
Ordinance Comments
Sheet 2: A2.1: Exterior Elevations
12. Please specify all the new wall coverings, and show how each will be attached to
the wall framing. Nothing is shown at this time. 'IRC Chapter 7.
Sheet A3.1: Main Floor Plan
13. Please note window next to shower shall be safety glazing.
14. Please note that tub and shower walls shall be 72", and not 70" as currently noted.

15. Please complete the area summary chart. R106.1.1
16. Please note that the existing windows in the existing bedroom shall meet the
minimum emergency egress requirements per. R 310.
17. Please specify the size of the new window in the Master Bedroom. The 84x 16
picture window is specified, but not the other one.
18. Please clarify which, window in the new Master Bedroom is the emergency egress.
19. Please show required location of all new and existing smoke alarms. 8313.
Sheet A4.1: General Notes
20. Please update the general notes to the show that the adopted codes of this time as
amended by the State of Washington, July 1, 2007. For example, the TRC 2006,
Washington State Energy Code 2006, etc....

21. Please specify the ventilation requirements for the existing crawl space, and how
these requirements are being met. According to the foundation plan, it seems
possible that the new foundation space could impact ventilation to the existing
crawl space. R408.1, R106.1.1

22. Please update the Energy Code reference to the current 2006, as adopted by the
State of Washington.
Additional corrections may be required following receipt of corrections and additional
information as requested.
Your plans are being reviewed concurrently with the Building Department, Fire
Department, Zoning Department and Public Works Engineering. Changes, clarifications
or additional corrections may be required subsequent to the Building Department plan
review when comments are received from the other concerned departments.
