Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to Marie Harrison. GENERAL 1.Please see attached Stormwater Review Comments from Blaine Chesterfield. 2.Provide copies of recorded easements that encumber the property – new and existing. 3.For clarity in the plan set, existing improvements should be removed from plan sheets C3.0, C3.1 and C3.2. C2.0 – EXISTING CONDITIONS 1.Please add notes to clarify area of development. Such as, Parcel A to remain as is, Parcel B to be redeveloped per these plans. C2.1 – GRADING & TESC PLAN 1.Please revise the construction sequence as follows: #1 – Revise to read: Schedule and attend pre-construction meeting with City of Edmonds inspector and call for all required inspections 24 hours in advance at 425-771-0220, ext. 1326. #3 – Installation of filter fence is already noted in item #5. Instead of filter fence note, revise to read: filter sock CB protection. #12 – Revise to read: Remove BMP’s when site has been permanently stabilized and City of Edmonds approves construction of development. ADD: Maintain dust control. 2.Provide grading calculations and lowest bottom of footing elevation for each step, if any, in the foundations. 3.Call out existing fence as To Be Removed. DATE FAXED 11/29/07 PAGE 1 of 2 C3.0 – SITE PLAN 1.Revise title of sheet to read: Site Development Plan. Sheet C3.2 can be combined into this sheet as well. 2.The access drive shall be constructed to City standard detail E2.1.4. The minimum asphalt width shall be 22’ and extruded curb or curb and gutter shall be placed along the drive. Provide a section detail outlining these requirements. th 3.Frontage improvements shall be constructed along 238 Street property frontage in accordance with City standard details as follows. E2.13 – Sidewalk – 5’ sidewalk required. o E2.8 – Curb/Gutter - o E2.27 – High traffic driveway access, including E2.15 curb ramps. o th 4.Provide a cross section that shows the existing 238 street right-of-way, the required road widening including subgrade requirements per standard detail E2.1.3, and placement of new curb, gutter & sidewalk. Placement of curb, gutter and sidewalk shall match existing and shall allow for a minimum th 12’ travel on 238 from center line of roadway to face of curb. th 5.Place additional catch basins in the new gutter line as needed to collect storm water flows from 238. 6.Show the revised mailbox locations in a location approved by the post office and in accordance with City standard detail E8.5. 7.A fire and aid address sign is required at the entrance to the private access road in accordance with City standard detail E8.3. C3.1 – COMPOSITE UTILITY PLAN 1.Call out pipe material for storm system, including detention, water service line and sanitary sewer. 2.The existing sanitary sewer easement at the NE corner of the property and the proposed drainage easement overlay each other. Depending on how the legal descriptions are written, this may not be acceptable. 3.Please know it is acceptable for the tightline system for the buildings to tie into the control structure of the detention system. 4.Indicate how driveway surface water runoff will be collected and distributed to the storm detention system. 5.Indicate where footing drains (house & rockery) will connect to the storm system. Footing drains shall not connect to the storm detention system. 6.This project falls within the Olympic View Water and Sewer District (OVWSD). Please show water and sewer together on one sheet (drainage on a separate sheet) and submit to OVWSD for review and approval. Please submit 3 copies of the water and sewer plan with OVWSD signature of approval to the City. I have noted some comments regarding water and sewer in these plan corrections, but OVWSD my have additional comments/corrections. 7.Please show the proposed water meters within the City right-of-way at the property line. 8.Provide a cross section or call out elevations of the water and storm crossings within the right-of-way to ensure clearances can be met. 9.Show the location of the individual water service lines from the meters to each home. 10.A 6” cleanout is required on the sanitary sewer lateral within the right-of-way and at the property line. This cleanout shall have a 12” CI lamphole cover at grade, per OVWSD standards. 11.Please callout symbols on sanitary sewer line as being cleanouts. 12.Show individual sanitary side sewers from the lateral to the building. A cleanout shall be provided on the outside of each building. 13.Please refer to Building Division comment number 6, under Non-Structural. All utilities must enter into each building perpendicular to the outside wall and shall not pass between interior walls/foundations. DATE FAXED 11/29/07 PAGE 2 of 2
