During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised
plans/documents (affected sheets only) with a written response to each of the items below to a
Permit Coordinator.
1) Please add the following information to the site plan.
■ Show 36" landings outside the laundry and garage mandoors.
You may redline plans or resubmit three (3) new site plans scaled no smaller than 1 "=20' and
one on paper no larger than 8 '/Z" x 14".
2) On the floor plans specify all room uses in the existing residence and specify if any remodel
work will take place in these rooms (i.e. sheetrock). If the proposed dormers are going in
sleeping rooms specify that the windows meet egress requirements.
3) Note hardwired and interconnected smoke detectors with battery back up are required
throughout the existing residence in each sleeping room and in the hallway outside each separate
sleeping area.
4) See attached structural comments from city consultant. Respond to each item in writing.

The above referenced project is in the process of plan review for compliance with Edmonds
ordinances and applicable codes. The following comments, deficiencies/corrections must be
addressed prior to completion of plans review and subsequent issuance of permits.
Provide revised plans and calculations along with a written response to each of the items
listed below to facilitate a shorter back -check time.
SCOPE OF REVIEW
The scope of this review is for the Ordnance Energy and Ventilations and Indoor Air
Quality and Structural requirements of this project.
All features were checked only to the extent allowed by the submittals provided. All
portions of this project are assumed to meet or will meet other departmental requirements,
conditions and concerns before permit approval.

STRUCTURAL COMMENTS
General
1. Please provide framing plans for the existing house. Proposed new openings and new
roof configurations within the existing structure can not be adequately reviewed
without existing framing information.
Sheet 3: Main Floor Plan
2. Please specify the required connection of the 3-118 x 10-112 Glulam to the supporting
members at the garage opening.
3. It appears that a new opening (a new door) is being cut into the existing exterior wall
at the new laundry room. Please provide analysis and existing framing plans to show
that the new opening is not compromising an existing bearing wall or that the
specified header is adequate for the loads.
Sheet 4: Upper Floor Plan
4. It appears that a new opening (a new door) is being cut into the existing exterior wall
at the stair landing. Please provide analysis and existing framing plans to show that
the new opening is not compromising an existing bearing wall or that the specified
header is adequate for the loads.
Sheet 5: Roof Framing Plan
5. Please provide a detail and analysis to show how the 2x6 rafters and the 2x4 ceiling
joists cantilever from side of the exterior wall.
6. Please specify the size of the 2x ledger.
7. Please specify the required connection of the 2x ledger.
8. It appears that the change in configuration of the two existing roof dormers from
`shed' to `gable' will change the location of the load path (bearing walls) of the roof.

General
10. Please submit floor plans of existing house (all floors) with the all rooms labeled.

11. It appears from the elevations, that new windows are being installed in existing
dormers. Please clarify use of existing dormers, and if new windows are to meet
emergency egress requirements in these locations. 8310.1
Sheet 2: Foundation Plan
12. Please clarify that the existing foundation venting is not being diminished by the
addition.

VENTILATION & INDOOR AIR QUALITY CODE (V&IAQC)
13. Please specify the location of the whole house fan. It does not appear to be within the
new addition.
14. Please specify the size of the whole house fan. Since the area of the existing house
and the total number of bedrooms is not provided, the size of the whole house fan
cannot be determined.
Additional corrections may be required following receipt of corrections and additional
information as requested.
Your plans are being reviewed concurrently with the Building Department, Fire Department,
Zoning Department and Public Works Engineering. Changes, clarifications or additional
corrections may be required subsequent to the Building Department plan review when
comments are received from the other concerned departments.
