During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised
plans/documents (affected sheets only) with a written response to each of the items below to a
Permit Coordinator.
1) Please add the following information to the site plan.
R It appears that there will be a new roof over the entire house. Please note this on the site
plan. Everything currently is labeled as "existing". Contact the Planning Department for
requirements on replacing portion of the existing structure within the current setbacks.
■ On the site plan please clearly show where the trellis roof over the proposed deck is located.
You may redline plans or resubmit three (3) new site plans scaled no smaller than 1 "-20' and
one on paper no larger than 8 %2" x 14".
2) Show how island sink will be vented through the roof or with a loop vent as permitted by UPC
909.0.Air admittance valves are not permitted unless first approved by the Building Official
under and alternate method per UPC 301.2.
3) See attached structural comments from city consultant. Respond to each item in writing.

The above referenced project is in the process of plan review for compliance with Edmonds
ordinances and applicable codes. The following comments, deficiencies/corrections must be
addressed prior to completion of plans review and subsequent issuance of permits.
Provide revised plans and calculations along with a written response to each of the items listed
below to facilitate a shorter back -check time.
SCOPE OF REVIEW
The scope of this review is for the Ordnance Energy and Ventilations and Indoor Aar
Quality and Structural requirements of this project.
All features were checked only to the extent allowed by the submittals provided. All portions
of this project are assumed to meet or will meet other departmental requirements, conditions
and concerns before permit approval.
STRUCTURAL COMMENTS
Sheet A-2.0: Floor Plans
1. Please clarify the 3x3 post question mark by the stairs. Is this a new post? R 106. 1.1

2. Please justify by analysis that the existing slab on grade can support the point load at
the stair wall, under the 6x8 beam.

4. Please specify the required attachment of the new (3)2x10's at the existing 6x8 beam.
5. Please specify the required attachment of the new (3)2x10's at the exterior wall
6. Please specify the required attachment of the new (3)2x10's at the new 3-1/2xPSL
beams.
ORDINANCE COMMENTS
General
7. Please specify the venting at the eave or cornice vents (size and number). In order to
use the 1/300 venting allowance, it must be shown that at least 20% of the venting is in
the lower portion of the roof. R806

8. It appears all the windows are being replaced. Please clearly note the locations the
