Please redline plans or submit two (2) sets of revised plans/documents (affected sheets only) with a written response to each of the items below to a Permit Coordinator. 1) Please add the following information to the site plan. R It appears that there will be a new roof over the entire house. Please note this on the site plan. Everything currently is labeled as "existing". Contact the Planning Department for requirements on replacing portion of the existing structure within the current setbacks. ■ On the site plan please clearly show where the trellis roof over the proposed deck is located. You may redline plans or resubmit three (3) new site plans scaled no smaller than 1 "-20' and one on paper no larger than 8 %2" x 14". 2) Show how island sink will be vented through the roof or with a loop vent as permitted by UPC 909.0.Air admittance valves are not permitted unless first approved by the Building Official under and alternate method per UPC 301.2. 3) See attached structural comments from city consultant. The following comments, deficiencies/corrections must be addressed prior to completion of plans review and subsequent issuance of permits. Provide revised plans and calculations along with a written response to each of the items listed below to facilitate a shorter back -check time. SCOPE OF REVIEW The scope of this review is for the Ordnance Energy and Ventilations and Indoor Aar Quality and Structural requirements of this project. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. STRUCTURAL COMMENTS Sheet A-2.0: Floor Plans 1. Please justify by analysis that the existing slab on grade can support the point load at the stair wall, under the 6x8 beam. Sheet S2.1: Main Floor Plan & framing Plan 3. Please clarify what is supporting the existing 6x8 beam at the stair wall. 4. Please specify the required attachment of the new (3)2x10's at the existing 6x8 beam. 5. Please specify the required attachment of the new (3)2x10's at the exterior wall 6. Please specify the required attachment of the new (3)2x10's at the new 3-1/2xPSL beams. ORDINANCE COMMENTS General 7. Please specify the venting at the eave or cornice vents (size and number). In order to use the 1/300 venting allowance, it must be shown that at least 20% of the venting is in the lower portion of the roof. R806 Sheet A-3.0: Elevations 8. It appears all the windows are being replaced. Please clearly note the locations the safety glazing on the drawings. 8308 (i! 9. Please specify all locations of the egress windows and the required size. The required operable size should be specified. 8310 Sheet A-2.0: Floor Plans 10. Please specify and locate the new crawl space ventilation on the basement plan. 11. Please show the locations of the smoke alarms in existing bedrooms. 8311 12. Please show the location of the required smoke alarm in the basement. 13. Please specify handrails for the stairs at for the new deck. There is more than 4 riser and handrails are required. Sheet A-4.0: Sections and Schedules: 14. It is not clear if there will be attic spaces access exceeding 30". Please either add attic access or clarify the space will not exceed 30".
