Please redline plans or submit two (2) sets of revised plans/documents (affected sheets only) with a written response to each of the items below to a Permit Coordinator. 1) Please add the following information to the site plan. ■ West property line needs to be shown on the reduced site plan ■ Show landing outside proposed french doors on the site plan. You may redline plans or resubmit three (3) new site plans scaled no smaller than 1"=20' and one on paper no larger than 8 I/2" x 14". 2) See attached structural comments from city consultant. The following comments, deficiencies/corrections must be addressed prior to completion of plans review and subsequent issuance of permits. Provide revised plans and calculations along with a written response to each of the items listed below to facilitate a shorter back -check time. SCOPE OF REVIEW The scope of this review is for the Ordinance, Structural, V&IAQC, and Energy requirements of this project. The project was reviewed for compliance with the State of Washington Building Codes All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. Structure Stated Area S.F. Please note that the existing smoke alarms are or will be hard -wired with a battery backup. 8313.2.1 Sheet 3 2. Please add additional crawl space vents at the corner of the existing foundation wall and the new. wall. One is required within 3 feet of each comer. Sheet 5 3. Please show the existing fans in the bathrooms, kitchen, and laundry room, as required per code. 4. Please note the location of all required safety glazing. R308.4 STRUCTURAL COMMENTS This project is being reviewed under the prescriptive requirements of the code. General 5. Please add the pertinent from Table R 602.3 Fastener Schedule for structural members. 6. Please specify the required lengths of all braced wall panels. R602.10.4 7. Please specify the required outside and inside nailing requirements. Fig. R602.10.5 Sheet 1 8. Please specify the required vertical reinforcing steel in the new concrete stem wall. This is required to have a 90 -degree hook in the footing. R403.1.3 Sheet 3 9. Please specify the required positive connection of the 4x4 post to the 4x8 beam. 10. Please provide analysis for the support of the 4x8 beam at the perimeter wall. Based off check analysis, a typical 3" extension of the spread footing will not support that force. It appears that an additional footing may be required at this location. Submit analysis to justify or modify plan accordingly. Page 3 of 3 EECE#: EDM 07-46 The Axtelle Addition 11. Please specify the required epoxy to be used at the dowels into the existing foundation. 12. Please provide analysis for the 4x10 and 4x12 Hem Fir #2 beams. ENERGY COMMENTS No comment at this time. Prescriptive requirements are assumed to be used. VENTILATION & INDOOR AIR QUALITY CODE (V&IAQC) No comment at this time Additional corrections may be required following receipt of corrections and additional information as requested. Your plans are being reviewed concurrently with the Building Department, Fire Department, Zoning Department and Public Works Engineering. Changes, clarifications or additional corrections may be required subsequent to the Building Department plan review when comments are received from the other concerned departments.
