Existing First floor 3000 First floor Addition 500 Grand total 3500 The above referenced project is in the process of plan review for compliance with Edmonds ordinances and applicable codes. The following comments, deficiencies/corrections must be addressed prior to completion of plans review and subsequent issuance of permits. Provide revised plans and calculations along with a written response to each of the items listed below to facilitate a shorter back -check time. SCOPE OF REVIEW The scope of this review is for the Ordinance, Structural, V&L4QC, and Energy requirements of this project. The project was reviewed for compliance with the State of Washington Building Codes All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. Page 2 of 3 EECE#: EDM 07-46 (2) The Axtelle Addition 20070992 Sheet 3 1. 2. Please add additional crawl space vents at the corner of the existing foundation wall and the new wall. One is required within 3 feet of each corner. The response state see sheet 3 but the drawings clearly do not show vents with 3 feet of each corner. Please modify accordingly. STRUCTURAL COMMENTS This project is being reviewed under the prescriptive requirements of the code. General 2. 5. Please add the pertinentfrom Table R 602.3 Fastener Schedule for structural members. The adopted code is the 2006 not the 2003 and the information provided on the drawings is per the 2003. Please modify to meet the adopted code at this time_ 3. 7. Please specify the required outside and inside nailing requirements. Fig. R602.10.5... This still has not been completed at this time. Please see the adopted code for the required information to add to the drawings. Sheet 3 4. 10. Please provide analysis for the support of the 4x8 beam at the perimeter wall. Based off check analysis, a typical 3 " extension of the spread footing will not support that force. It appears that an additional footing may be required at this location. Submit analysis to justify or modify plan accordingly. The drawing shows the support bearing on the edge of the typical wall footing. Modify the drawing to show support will be on the stem wall. Based off the drawing this is not what will be built? Sheet 3 5. UBC is not the adopted code at this time. Please modify the alternated braced panel to meet the IRC. IRC figure R602.10.6.2 (Also the height must be measured to the top of the double plates) Please modify accordingly. Please add the correct energy code information's to the drawings. WSEC table 6-1 VENTILATION & INDOOR ATR QUALITY CODE (V&IAQC) No comment at this time Additional corrections may be required following receipt of corrections and additional information as requested. Your plans are being reviewed concurrently with the Building Department, Fire Department, Zoning Department and Public Works Engineering. Changes, clarifications or additional corrections may be required subsequent to the Building Department plan review when comments are received from the other concerned departments.
