New additions 102 Existing 1222 otaI 1324 Existing Garage 249 Total 1573 The above referenced project is in the process of plan review for compliance with Edmonds ordinances and applicable codes. The following comments, deficiencies/corrections must be addressed prior to completion of plans review and subsequent issuance of permits. Provide revised plans and calculations along with a written response to each of the items listed below to facilitate a shorter back -check time. SCOPE OF REVIEW The scope of this review is for the Structural, Ordinance, Energy, Ventilations and Indoor Air Quality requirements of this project. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. STRUCTURAL COMMENTS Sheet A4: Floor Plans 1. BWP shall be on all four sides of the structure. Currently all that is shown is three sides at the exterior. Please specify the B WP to be used on the interior part of this addition. R602.10.11 & WSA R601.11.2 Page 2 of 3 EECE#: EDM 07-58 Lundstrom Addition 2. Please specify the size of the footing under the new post supporting the 4x8 DF #2 beams. Sheet A6 specifies (2) 2x4 to support this forces but it is not clear what the existing foundations is. This maybe field verified but something should be specified to assure the forces will be supported. Sheet A7 Details: 3. Detail 8: Submit analysis for the rafter toe -nailed or face nailing to support the design loads as noted in the detail. NDS 11.1.5 ORDINANCE COMMENTS Sheet A4: Floor Plans 4. Please clarify the locations of the attic access on the drawings. It appears attic will be required and therefore access is required. R807 5. Please note on the drawing that the walls in the shower shall be finished with non- absorbent materials for a minimum of 6 feet. R307.2 Sheet A6 Section and Roof Framing Plan 6. Please clarify how the minimum roof ventilations will be met on the drawings.. All that was noted was to meet 11300 and the code notes. R806 VENTIALTIONS & INDOOR AIR QUALITY COMMENTS (V&IAQC) No comments at this time ENERGY COMMENTS Prescriptive method used: No comments at this time Additional corrections may be required following receipt of corrections and additional information as requested. Your plans are being reviewed concurrently with the Building Department, Fire Department, Zoning Department and Public Works Engineering. Changes, clarifications or additional corrections may be required subsequent to the Building Department plan review when comments are received from the other concerned departments.
