During re -review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised
plans/documents (affected sheets only) with a written response to each of the items below to a
Permit Coordinator.

2) 11/28/07 Response said Soundview Plumbing will be installing an air administrating valve.
This is not a conventional method of venting. Still need. Show how island sink will be vented
through the roof or with a loop vent as permitted by UPC 909.0.Air admittance valves are not
permitted unless first approved by the Building Official under and alternate method per UPC
301.2.

5) 11/28/07 Will need before permit is issued. Special inspections are required for the following.
Complete the enclosed special inspection agreement signed by the owner, the general contractor
and the special inspector and submit to the City for approval prior to issuance.

• Proof Rolling
• Subsurface drainage installation including footing drains.
• Temporary and final erosion Control
• Site retaining wall/ rockery construction.
• Final letter from geotechnical engineer of record

The above referenced project is in the process of plan review for compliance with
Edmonds ordinances and applicable codes. The following comments,
deficiencies/corrections must be addressed prior to completion of plans review and
subsequent issuance of permits.
Provide revised plans and calculations along with a written response to each of the items
listed below to facilitate a shorter back -check time.
SCOPE OF REVIEW
The scope of this review is for the Ordinance, Structural, V&IAQC and Enemy
requirements of this project.
All features were checked only to the extent allowed by the submittals provided. All
portions of this project are assumed to meet or will meet other departmental requirements,
conditions and concerns before permit approval.

1. These drawings appear to be per the 2003 code and not the 2006 code as adopted
by the state of Washington July 1, 2007. Please modify the drawings to reflect the
state adopted code. For example, the general notes clearly reference the 2003 IRC.
Sheet A3 Detail Sheet
2. Detail 8: Engineer of Record (EOR), please specifies the required ledger bolts.
The detail states per plan but I was unable to find where this information was
specified. Please add this information to the drawings in order to check ledger
capacity. Also, submit an analysis for this connection. R502.2.2
Sheet A4 Foundations Plan & Main Floor Framing Plan
3. EOR, please provide a detail at the locations where there is (3) 4x4 post. It is not
clear how this will be built based off the drawings. The plywood will not support
the design forces. Please add a detail at this location.
Sheet A5 Main Floor Plan & Upper Floor Framing Plan
4. EOR, please provide a detail at the locations where there is (3) 4x4 post. This is
located where beam UO2, U41 and U07 frame into each other at the family room.
It is not clear how this will be built based off the drawings. The plywood will not
support the design forces. Please add a detail at this location.
5. AOR/EOR please specify the required spacing of the vertical deck guard post. As
noted in detail 81A3. Detail 8 on sheet A3 states 4x4 POST per plan. This
information is needed in order to check the connections and member capacity.
Please add this to the drawings.
ORDINANCE COMMENTS
General
6. These drawings appear to be per the 2003 code and not the 2006 code as adopted

8. Please modify the energy code table to the adopted code at this time. The state
energy code is 2006 editions adopted July 1 2007.
Additional corrections may be required following receipt of corrections and
additional information as requested.
Your plans are being reviewed concurrently with the Building Department, Fire
Department, Zoning Department and Public Works Engineering. Changes,
clarifications or additional corrections may be required subsequent to the Building
Department plan review when comments are received from the other concerned
departments.
