During review of the above noted application, it was found that the following information, corrections, or
clarifications are needed. Please redline plans or submit three (3) sets of revised plans/documents with a
written response to each of the items below to Marie Harrison, Permit Coordinator.
City of Edmonds handouts and standard details can be referenced on the City website at
www.ci.edmonds.wa.us, under Development Services Department, Engineering Division.

1.Please submit a traffic control plan for review and approval. A lane closure on 100 will be required in
order to complete the frontage improvements.
2.Please call out the dimensions of parking stalls and drive asiles on the site plan. Parking stalls shall meet
City standard requirements of 8 ½ x 16 ½. Drive aisles for two-way traffic shall be 24 in width.

3.The existing driveway entrance on 100 that is to be removed shall be replaced in accordance with City
standard details E2.8-Curb/gutter and E2.13-Concrete sidewalk.

4.The driveway entrance on 100 shall be constructed per City standard details E2.27-High traffic load
driveway access and E2.15-Curb ramp, without truncated domes. Please provide reference to and include
these details in the plan set.
5.Per Edmonds Community Development Code (ECDC) 18.80.060.C, the standard width for commercial
drives shall be 30 feet. The City has reviewed the current proposal for a driveway width of 44 feet and from
a traffic safety standpoint we are acceptant of this proposal. As required per the ECDC, additional width in
excess of the established standard may be approved as a staff decision only after notice and hearing in
accordance with provisions of ECDC 20.95.050. Please submit in writing your request to exceed the
standard driveway width with responses to the criteria of approval outlined under ECDC 18.80.060.C.
6.Please show the approximate location of the grease interceptor vault(s). It is understood that the grease
interceptor permit will be a deferred submittal.
7.Are there any proposed changes to the existing utility systems serving the property? If so, please include
this information with the plan submittal.
