Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to Marie Harrison, Permit Coordinator. City of Edmonds handouts and standard details can be referenced on the City website at www.ci.edmonds.wa.us, under Development Services Department, Engineering Division. nd 1.Please label the street - 72 Ave W – on the site plan. 2.Please add a North arrow to the site plan. 3.The parking lot shall be paved, not gravel. 4.The parking stall configuration as shown on the site plan would be for one-way traffic. Please clearly show traffic flows through the property or modify the parking stall configuration for two-way traffic (perpendicular stalls) 5.Drive aisles for two-way traffic shall be 24’. Drive aisles for one-way traffic shall be 12’. 6.Parking stalls shall be striped to City standards – 8 ½’ x 16 ½’. 7.The site plan indicates a rockery at the front of the property. Please clearly show the location of this rockery. Rockeries shall not be located within the City right-of-way and shall be setback from the property line a minimum distance equal to the height of the rockery. 8.Fire Department plan review comments indicate a fire sprinkler system is required and therefore a fire connection permit will be required. Please submit civil construction drawings, signed and stamped by a licensed engineer showing the following: Connection of the fire line to the City water main o Location of the Double Check Detector Assembly Vault on private property within 10’ of the property o line. All per standard details E7.7.1, E7.8, E7.8.1, E7.18, E7.18.1 and/or E7.20 o 9.Please submit a traffic impact analysis for this project. Please refer to City handout #E82 for traffic impact analysis requirements. Under Item Number 7, Mitigation Recommendations, please state the previous use of the tenant space o and assess an impact fee for this use accordingly. Please also state the proposed use of the tenant space DATE MAILED PAGE 1 of 2 and assess an impact fee for this use accordingly.
