Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to Marie Harrison. Review 1 – February 20, 2008 Review 2 – August 7, 2008 GENERAL Comment not addressed. Please respond. 1. Please provide an itemized cost estimate for both on-site and off-site (right-of-way) improvements, including traffic control. A bond is required to be placed for all right-of-way improvements. The amount of the o bond will be based on 120% of the City approved estimate for all right-of-way improvements. The City will inform you of the appropriate bond amount after review of the cost estimate. Thank you for revising the construction entrances to terminate on private property. 2. th Please indicate an asphalt transition between the existing pavement edge on 234 St SW and the rock entrance. The rock construction entrance shall terminate on private property. If needed, please provide th an asphalt approach to 234 St SW. City storm maps indicate a storm line on the west side of Hwy 99. This plan sheet does not 3. show this storm line. Please verify the location of the storm line and revise the plans as required. Show the location of the existing storm system in Highway 99. ok 4. ok 5. ok 6. Please revise the water quality needs to address phosphorous levels. The storm water 7. flows from this property drain to Lake Ballinger. Dead storage is the least preferred alternative. The concrete sidewalk does not carry through the entrance. Driveway entrances shall be constructed per City standard detail E2.27 – High Traffic Load Driveway Access. Clearly shown existing curb and painted centerline. th Placement of curb on north side of 234 should allow for a minimum of two (2) – 12’ lanes. The plans still show the curb and gutter over the water valves. Are the water valve 12. locations shown incorrectly on the plans? Curb and gutter shall not be placed over the top of water valves and shall be shifted to the north as required to avoid this conflict. Thank you for adding a note to relocate the power pole. Please extend the concrete 13. sidewalk to the west property line. The asphalt transition ramp will extend beyond the property line. It appears as though the power pole at the west end of the new sidewalk will need to be relocated. The new concrete sidewalk will need to be constructed to the west property line with a 1:12 max slope ACP ramp at the west end of the sidewalk. ok 14. Structural review of the retaining wall is being handled by the City Building Division. 15. Please refer to the plan review comments by Ann Bullis, dated 8/6/08. A retaining wall has been shown along the east edge of the parking lot and is shown to support a surcharge. The wall shall be designed by a licensed engineer and will be sent out for peer review once received by the City. Please provide a copy of the stamped plan and calcs for this wall. Please note, all peer review costs will be passed through to the applicant. See comment above - #15. 16. Additional retaining walls are shown along the west and north property lines. Please provide design and calcs by a licensed engineer for these walls as well. Again, the review will be sent out for peer review once received by the City. Please note, all peer review costs will be passed through to the applicant. The plans show the drainage for the retaining wall on the east side of the property 17. draining to CB #1, which flows to the detention system. The wall drainage for the west retaining wall is also shown to drain to a CB connected to the storm detention system. Please revise plans accordingly. Show the drainage systems for each wall and it’s point of connection to the storm system. Retaining wall drainage shall not connect to the storm detention system. C4 – DETETION PLAN ok 1. C5 – WATER AND SEWER PLAN Plan review comments state plans were submitted to OVWSD and copies will be provided 1. upon approval. This project is within Olympic View Water and Sewer District jurisdiction. OVWSD must review and approve this plan and 3 copies of the approved, signed plan shall be returned to the City.
