Below are combined comments from the Citys plan review consultant and myself. Provide written
responses to each comment and where changes can be found on the plans. Please resubmit to
Theresa Umbaugh, Permit Coordinator. Applicant responses to previous comment letter are in
italics.
1.Previous item 3: See sheet A14, detail R and Sheet A13, Detail V. The details provided are
satisfactory. Please provide callouts on the appropriate sheet to clearly show locations where
the details apply.
2.Previous item 4: See sheet A14, detail R and Sheet A13, Detail V. The details provided are
satisfactory. Please provide callouts on the appropriate sheet to clearly show locations where
the details apply.
3.Previous item 6: See Sheet A2, an area of refuge has been provided. Sheet A2 does not
show an area of refuge as noted, but it does appear on Sheet A3.
IBC 1007.1 requires that each required means of egress be accessible; thus, there should be
st
an area of refuge at each required exit, including those at each floor level other than the 1
floor. (A previous conversation with the Building Official clarified that only one exit is
required from each dwelling unit.) Please show on the plans, for each location, the following
requirements from Section 1007.6, at a minimum:
One 30 by 48 wheelchair space located within the stairwell or other smokeproof
·
enclosure. Such wheelchair spaces shall not reduce the required means of egress
width.
A two-way communication system including both audible and visual signals. Indicate
·
where the central control point is located and how it will be monitored. The location
of the central control point shall be approved by the fire department.
Instructions for the use of the area as stated in Section 1007.6.4.
·
Visual and tactile signage complying with ICC A117.1 identifying the area of refuge.
·
Signage at the elevator and other non-accessible exits indicating the location of the
·
accessible means of egress.
At the west man-door exit at the garage level, you will need to show an exterior area for
assisted rescue per 1007.8.
4. Previous item 7: Please change the notes on A4 and A5 to indicate the distance between
exits to be 1/3 of the overall diagonal since the building is sprinklered. By Elevator
distance, do you mean exit separation distance? IBC 1015.2.1 exception 2.
5. Previous item 9: Please show on sheet P2 that the series of 42 landings provides a
minimum 36 wide continuous walkway.
Ordinance Comments
1.Previous item 1: Response states P-1 will be stamped. Neither P-1 nor P-2 have been
stamped. Also, there are a number of A pages that have not been stamped.

2.Previous item 19: On Detail B/A15 please show 2 layers of drywall within the lined joist
bays to match the number of layers at the ceiling.
Structural
3.Previous item 22: EOR, please stamp and sign the design calcs provided for the dead weight
of the floors.

4.Previous items 23-26: These items were not addressed.
