The above referenced project is in the process of plan review for compliance with
Edmonds ordinances and applicable codes. The following comments,
deficiencies/corrections must be addressed prior to completion of plans review and
subsequent issuance of permits.
Provide revised plans and calculations along with a written response to each of the items
listed below to facilitate a shorter back -check time.
SCOPE OF REVIEW
The scope of this review is for the Structural requirements of this project.
All features were checked only to the extent allowed by the submittals provided. All
portions of this project are assumed to meet or will meet other departmental requirements,
conditions and concerns before permit approval.
STRUCTURAL COMMENTS
General
1. New design analysis for the 12' high wall states no good for vertical installations.
The internal stability exceeds the minimum code safety factor of 1.5. Revise
analysis or drawing to not exceed the 1.5 safety factor as required for retaining
walls. Each segment of the wall shall meet the minimum code requirements. IBC
1806.
2. New design analysis state different type to be used for the geogrid. Please clarify
that the MIRAGRID 7XT meets the types required. It is not clear based off the
information's submitted.

3. .l. The analysis submitted required the wall to be battered back 4 degrees but the
drawings note vertical not battered. This is very important. This wall acts as a
gravity wall with geogrid resisting the horizontal soil pressure. If the wall is not
battered back then the wall will tend to also add to the horizontal pressure if the
front settles just a small amount. Please modify accordingly. New analysis
submitted for vertical install block wall show the internal stability will not meet the
minimum safety factor of 1.5. Please modify accordingly and resubmit. IBC 1806
4. New analysis submitted state the base reinforcement length shall be 10 feet
measure from the face of the wall but the drawings state 4' measure from the key.
Please modify the drawings to show the 10 feet will be met or submit new analysis
with the correct length as specified on the drawings.
Additional corrections may be required following receipt of corrections and
additional information as requested.
Your plans are being reviewed concurrently with the Building Department, Fire
Department, Zoning Department and Public Works Engineering. Changes,
clarifications or additional corrections may be required subsequent to the Building
Department plan review when comments are received from the other concerned
departments.
