Please redline plans or submit two (2) sets of revised plans/documents (affected sheets only) with a written response to each of the items below to a Permit Coordinator. 1) Note garage/dwelling separation on plans. Minimum %2" sheetrock required on garage side of wall and 5/8" type X on the ceiling when there is habitable space above and minimum 20 minute rated or i 3/8" solid core door. 2) Provide a section detail through old garage door/new window from foundation through the roof. Per R403.1 all exterior walls must be supported on a continuous foundation. Show how wall is supported and how it is protected form weather at the base. 3) Specify the size of the garage door/new window header and specify if it is existing or proposed. 4) Provide general roof framing plan to show how what loads are being supported on the new headers. S) The description of work specifies 2x4 walls and R-13 or R-19 insulation in the walls. Code requires minimum R-21 in the walls. 2x4 walls will not accommodate R-21 batt insulation. Either provide R-21 rigid insulation in all walls separating heated from un -heated space or provide a component performance analysis (form and instructions can be found at www.energy.wsu.edu. 6) Heated space requires minimum R-30 floor insulation or R-10 under slab insulation. Specify how the minimum floor insulation will be obtained or a component performance analysis will be required (see item 5 above). 7) Because this room has a closet it is considered a sleeping room. Window must meet egress and a smoke detector is required inside the room and in the hall outside. Please note on plans.
