Project: Claire Rhodes Trust Interior Remodel
Project Address: 8723 Talbot Rd.
During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised
plans/documents (affected sheets only) with a written response to each of the items below to a
Permit Coordinator.
1) Please add the following information to the site plan.
■ Swimming pools must be completely surrounded by a substantial fence at least six feet in
height, no openings greater than 2" and self=closing, self -latching gates with inside lock
inaccessible to children is required. Per ECDC19.00.005(C)(7)(C) any swimming pool not
presently fenced complying with these requirements must be upgraded. Please show
complying fence on the site plan and specify if existing or proposed.
You may redline plans or resubmit three (3) new site plans scaled no smaller than 1"=20' and
one on paper no larger than 8 %2" x 14".
2) Clearly note on the floor plan which windows are existing and which ones are to be replaced and
if new or larger than what was is currently there. Also, note all safety glazed and egress windows
(Le. safety glazing required for window next to foyer door, master bathroom tub, egress out of
bedroom 4, etc.).
3) Gas fireplace in the master bedroom must be direct vent. Note on plans.
4) ,Show minimum 3' hard surface landing at each exterior door.
5) An additional smoke detector is required outside the master and bedroom 2. Note on plans.
6) Note garage/dwelling separation on plans. Minimum V2" sheetrock required on garage side of
wall and 5/8" type X on the ceiling when there is habitable space above and minimum 20 minute
rated or 13/8" solid core door.
7) Provide section detail at the stair showing how the minimum 6'-8" headroom will be met. Also,
specify if the stairs them selves will be replaced. If so, show rise, run„ etc.
8) It appears that there will be a site built shower. Provide shower pan construction detail including
materials, drain, slope, etc.
9) Provide manufactures installation instructions for proposed sauna.
10) Cross reference all details to their location on the plans. Cross out any details that do not apply
to this house.
11) Provide complete roof and floor framing as well as foundation plan to clearly show how all
loads are carried to bearing. On these plans clearly show what is existing and what is proposed.
12) Provide a section detail from the foundation through the roof at the living room area where the
floor level is being lowered.
13) Provide calculation for 18" footing under post supporting 5 118" x 10 %2" GLB (5100#) or revise
to 24"x24"x 12".
14) There is a point load on the 5 1/8" x 10 %2" GLB per the calcs and the plans. Please clarify where
that point load is coming from (beam above?). If there is a new beam above specify size and
provide beam calculation.
15) On the basement plan there is a post shown just inside the foundation wall for the proposed
6x10 beam. Please clarify how this is supported (new footing?).
16) Clarify how the loads from the 4x10 master bedroom door header are carried to bearing.
