The above referenced project is in the process of plan review for compliance with
Edmonds ordinances and applicable codes. The following comments,
deficiencies/corrections must be addressed prior to completion of plans review and
subsequent issuance of permits.
Provide revised plans and calculations along with a written response to each of the items
listed below to facilitate a shorter back -check time.
SCOPE OF REVIEW
The scope of this review is for the Structural requirements of this project.
All features were checked only to the extent allowed by the submittals provided. All
portions of this project are assumed to meet or will meet other departmental requirements,
conditions and concerns before permit approval.

1. 1. EngineerJofRecord (EOR), please submit an analysis for the continuous spread
footing to support the reaction from the post bearing at the edge. For example the
new 4x10 beam at the family room. Based off the reactions and the load applied at
the edge it appear the footing will not support this force. Please submit analysis to
justify or increase the size of this footing similar to detail 3. IBC 1805.4.1 The
analysis submitted has not applied the force at the edge of the footing. It has
applied it at the center of the stem wall but this is not how the drawings show it to
be applied. The continuous footing has a post bearing on the edge of the 16"
footing. So a wall 8" wide center on the 16" footing only leaves 4" for bearing. The
post that is shown bearing on the edge. Submit analysis to show this condition or
modify the footing accordingly.
2. 2. EOR, please submit analysis for the continuous spread footing to support the
reaction from the post bearing at the edge supporting the new double joist under
wall. Based off the reactions and the load applied at the edge it appear the footing
will not support this force. Please submit analysis to justify or increase the size of
this footing similar to detail 3. IBC 1805.4.1. This still has not been submitted. The
analysis for this response still applies the force at the center of the footing but this
is not the case. Please modify accordingly.
Sheet S3 Second Floor Framing
5. EOR, please provide a detail for the 4x10 down to the supporting post. There is
a 1-3/4X11-7/8 beam framing in one direction and the other directions there is a
9-1/2X 11-7/8 PSL flush. There also perpendicular to the column is a 4x10 down.
Please add a detail at this location for the complete load path. It was not clear
how these members will be connected. A detail still has not been added at this
location. Please submit details as requested to assure a complete load path.
Sheet S4 Roof Plan
4. 10. EOR, please specify the required anchorage of the girder truss to the
supporting structures. The IBC required the register design professional to specify
this. IBC 2303.4.1.6. The response states a Hl will be used at all trusses. But this
will not work for the girder trusses. The trusses engineer does not deal with this
unless this is listed as a deferred submittal. This is one reason why this portion of
the code was added due to truss manufactures building code committee. The
engineer of records is required to provide this positive connection. Please add a
detail and the required connections of the Girder truss to the supporting structures.
5. 11. EOR, design analysis for the RH7 state shear stress to be 201 psi. Please
clarify how the 6X8 DF#2 allowable stress will not exceed this. The shear may be

taken d from the support. So if the reaction is with d of the support this may be
ignored for calculating the shear stress. Please clearly dimension the location of
the Girder truss on the drawings to assure this reaction will be with -in this limit or
modify the member to not exceed the allowable shear stress. NDS 3.4.2. The neva
analysis submitted still show the shear stress exceeding the code requirements.
Shear maybe taken d from the support is correct. Please clearly dimension on the
drawings that the girder truss locations on the drawings. The beam is 7.5" deep and
it is not clear on the submitted document that the girder truss will be less then 7.5"
from the support as assumed in the design.
Additional corrections may be required following receipt of corrections and additional
information as requested.
Your plans are being reviewed concurrently with the Building Department, Fire
Department, Zoning Department and Public Works Engineering. Changes, clarifications
or additional corrections may be required subsequent to the Building Department plan
review when comments are received from the other concerned departments.
