During review of the sukject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at
our website: www.ci.edmonds.wa.us under City Government / Development Services Department
Engineering l3ivision then scroll down to Handouts:
1. Please, provide a complete site plan. Attached is as copy Of Our handout outlining all that we require to be
shown on the site plan including, impervious surface calculations, Please label the areas cover by this
permit as "new" or "propo'sed",
2. Please include all utilities on the site plan (Le, water service line to meter from the house, gas line from
house to property line, etc..). Also indicate any public or private easements. See Handout (#B57)
(attached) for all information required on Site/Plot Plan. This information must be on the reduced
Site/Plot Plan as well.
3. Show the rnininIL1111 Ternporary Erosion and Sediment Control in the site plan. Please refer to City of
Edmonds standard detail E1.1 You may find this detail by visiting the City of Edmonds web site at
www.ei.edmonds.wa.us and clicking on City Government -Development Services -Engineering Division
and scroll down to handouts and forms.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please

PLOT/STI'E PLAN CHECKLIST
❑ Property owner's name, street address and Snohomish County Tax Parcel Number.
❑ North arrow designation and all Plot/Site Plans scaled at 1"-20'.
❑ Streets, approaches, driveways, sidewalks, alleys, casements (public and private), paved or
graveled areas, street dedications and adjacent City right-of-way (developed or
undeveloped). Show dimensions (width and length) of each feature.
❑ Side sewer stub out at property line, existing or proposed sewer line, existing or proposed
water meter location and water service line, all other site utilities (existing or proposed), i.e.,
gas, cable, power, phone, fire hydrant, telephone pole, utility transformers, etc.
Existing physical features and water courses of any size (i.e., streams creeks, ponds,
culverts, ditches, drainage courses, etc.).
❑ Grade elevations at the four corners of the property. "Topographic grade changes at every
two foot interval. Calculate lot slope and maximum driveway slope.
11 Impervious surface calculations. (Refer to separate Storm Drainage h'and'out E72).
El Dimension all existing and proposed buildings and structures; show setback distances to
property lines; include accessory structures and projections/cantilevered structures, bay
windows; decks, porches, hot tubs, pools, chimneys, roof overhangs, eave lines,
breezeways, patios, sheds, pool mechanical rooms, walkways, driveways, fences, etc.
❑ Lot area and lot coverage calculations.
Retaining wall or rockery location s) with typical section. detail. (Refer- to separate Rockery
and Retaining Wall. Handouts #B62 & #B63), include top and bottom elevation every 5 feet.
Building height calculations. Show smallest box/rectangle encompassing all four corners of
the building, average grade, actual iiutght, lowest footing elevation, and maximum allowed
height (See Handout #B41). Datum point mutt bP located off-site (i.e., top of sewer
manhole lid, trop of lire hydrant, etc.) and must be a fixed point or teterc.nce that will not
change during the construction project.
It is the owner/applicant's responsibility to submit
a true and accurate plot/site plan to the City for. review.
