During re -review of the above noted application, it was found that the following information, corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised plans/documents (affected sheets only) with a written response to each of the items below to a Permit Coordinator. 1) 2/20/08 Please clarify if heating is though and existing furnace and also specify location of thermostat for the tenants to control their own heat. Clarify how the ADU area will be heated. Per our ADU handout this unit must have separate isolated thermostats to control heat. 2) ok 3) ok 4) 2/20/08 Based on the framing plan provided the wall along the bathroom side of the stairs is bearing and the new bedroom hall opening is changing. Please specify header size over opening and show how loads are carried to bearing with posts or multiple studs and foundation size. Provide floor framing plan to verify that the walls being relocated/removed are non-bearing. 5) 2/20/08 Still need roof framing plan layout showing dimensions, ridge board or beam size, beams ,etc as well as foundation plan to show how all loads are carried to bearing. Provide complete framing and foundation plans for proposed covered porch. 6) 2/20/08 New plan submitted shows a new side -light window next to the living room exit door as well as a change in location of the larger window. Without further information I am unable to verify if this meets conventional wall bracing requirements of IRC. Please provide dimension on the floor plan of each window and wall section along this line as well as an upper floor plan with window and wall sizes and dimensions. If it does not meet conventional wall bracing, lateral calculations stamped and signed by a Washington State licensed Professional Engineer will be required. Also specify header and post sizes far new headers.
