RE: BLD-2008-0319 – Nordic Center Mixed Use @ 310 5 Avenue South (BD2 Zone)
Dear Applicant,
I have re-reviewed the above building permit application for the Planning Division and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue. If you
have any questions, please do not hesitate to contact me. I look forward to working with you on this project.

Please provide a written response to the items mentioned below…
1.Height (Step-Backs):
At the ADB meeting, one of the conditions of approval was that the “step-backs” would
need to be revised at the rear (west) side of the building to ensure compliance with the height limit (see
enclosed ADB minutes and code citation). The enclosed “uphill example” (Figure 16.43-3) shows the height at
the rear of the sample building is 25 feet from the street and then it is step-backed for 15 feet, and then it
extends up to 30 feet. I was trying to see how this was incorporated into the building permit elevations, but it
looks like the bulk of the building has not been revised to meet the height limit for step-backs. Please either (1)
show how the project meets the step-back requirements in ECDC 16.43.030.C.2 (apologies if I’m
misunderstanding), or (2) revise the project to meet the step-back requirements in ECDC 16.43.030.C.2
(apologies for not pointing this out on the first review).
Sincerely,
Gina Coccia, Associate Planner
