Provide written responses to each comment and where changes can be found on the plans. Please resubmit to Theresa Unbaugh, Senior Permit Coordinator. 1. Note suite numbers on the plans and clarify the extent of each suite. 2. Correctly label I't floor plan (currently notes second floor plan). 3. List separate permits and deferred submittals (such as mechanical/HVAC, State electrical, etc.). 4. Complete the enclosed Lighting Summary Norm. 5. Note/show on the plans how the areas will be heated (e.g. electric wall heaters, forced air furnace, heat pump, etc.). 6. Provide Non -Residential Energy compliance forms/calculations. Since slab -on -grade is existing, you will likely have to provide calculations using the Component Performance approach (WSEC 1330). Forms and worksheets can be found on the following website: http://www.neec.net/resources/resources.html 7. Provide a `pre-existing' floor plan of the first floor. 8. On the proposed floor plan, clearly distinguish between existing construction to remain and proposed construction to be done under this permit (including previous work done without permits). 9. The City has no permit approvals for the second floor rear yard deck, the owner shall be required to submit an application form, as -built plans for the deck with elevation views. Construction must meet current code. If constructed by a former owner only normal review/permit fees will be charged. 10. Similarly, the original plans do not show the existing 90 minute door at the bottom of the stairs. Please include with this permit. 11. Note that IBC 3409.6 noted on page two of the plans is now WAC 51-50 3409.7. 12. On the plans clearly show that the exterior and interior accessible route of travel complies with current code, or if you choose to use WAC 51-50 3409.7 exception #1, provide a letter stamped and signed by the architect (reference the code exception), stating what parts of the existing site and building are not accessible, the project cost and what 20% of it equals, list the upgrades that will be done as part of this permit as well as showing that the total cost of the upgrades is at least 20%. 13. Ventilation must be provided either mechanically or with natural ventilation using building openings (windows and doors) in accordance with the ,State Ventilation Indoor Air Quality Code. a. Natural ventilation: Provide in each room or area at the rate 4% of the floor area. Show the calculations on the plans. OR b. Mechanical ventilation: Provide outdoor air at the rates specified in VIAQ Table 3-4 (based on the occupant load established for the building) to each room or area. The system must be balanced (supply and return/exhaust). Provide mechanical plans and calculations showing compliance. Provide manufacturer's specs for the mechanical units to be installed. 14. Dimension accessible maneuvering clearances at interior doors to new office areas (ICC/ANSI A117.1 section 404.2. 15. A 2 -hour occupancy separation (fire barrier and horizontal assembly) is required between the B and R occupancies (IBC 508.3). Clearly show the fire separation on the plans (with sections and details), provide listed and tested 2 -hour assemblies on the plans and cross reference where they apply. Supporting construction (walls, columns, beams) must also be 2 -hour fire rated with details and listed and tested assemblies. 16. Will a reception area be provided at either business entry? If so provide accessible counter details (ICC/ANSI At 17.1 section 904). 17. For new or altered doors and existing doors in the change of use area, provide door hardware information for exiting and accessibility compliance. If IBC 1008.1.8.3 #2 will be used at the main entrance door, note requirements on the plans. 18. Indicate where water heaters have been relocated (originally shown in garage). Specify if gas or electric. 19. Provide an exterior wall construction detail for the infill areas, including foundation. 20. Provide wail construction details (fire barrier walls must extend to the underside of the floor deck above). Non-bearing non -rated walls must be anchored to the floor structure above for lateral resistance. 21. Provide the break room occupant load based on a factor of 15 for a total of 8 persons. 22. Note the accessible parking stall sign requirements on the site plan. 23. Verify that the storage area under the existing stairs is protected with one hour fire resistive construction, or if not, it must be provided as part of this permit. Note on plans. 24. After the plans are approved and are ready for issuance a revised bid or materials cost breakdown shall be provided to include any changes made to the plans during plan review.
