REGARDING Chapter 64.55 RCW Building Enclosure Review Completion
Dear Mr. Gillies,
As requested, RDH Building Sciences, Inc. is providing this letter, pursuant to the requirements
of Chapter 64.55 RCW, regarding the building enclosure work performed at the Admiralty
Condominiums project in Edmonds, Washington. Included with this letter are also as -built
drawings of details modified by the siding contractor.
RDH's scope of work for this project included drafting building enclosure details for exterior
walls, and field review services during construction to periodically review execution of details
for conformance with project documents. Accordingly, we provide this letter based on the
conditions observed at the time of our site visits, consistent with our role as quality assurance
observer of construction progress. Daily quality control is the responsibility of Target
Developments and its designees. We are not responsible for conditions and installations we
did not observe, or for recommended or required actions not taken.
As is typical in construction, minor modifications were made to most details in the field,- Details
la, 2, 3, 4, 5, 6a, 7, 8, 9, 10, 11, 13, 14, 15, 16 and 17 were constructed in substantial
compliance with building enclosure design documents. Details la, 9, 13, 14, 15, 16, and 17
are amended as attached. Details 20a and 21a were issued during construction. Details lb,
20b and 21b are as built drawings of how the siding contractor installed these details on part of
the building as noted, but are not stamped by RDH.
The Target Developments project manager elected to undertake the roofing portion of the
project on a design build basis, thus RDH was not involved with the design or review of the
roofing portion of the work, other than to certify that the roofing contractor provided sufficient
details to carry out the work. The roofing portion of the project was reviewed by a separate
independent third -party reviewer, John DeLone, P.E., of Criterium Pioli Engineers, whose report
included with this letter. The project manager also elected to utilize manufacturer's
specifications, installation instructions, and notes on drawings for products used on the
building in lieu of RDH providing separate written specifications as outlined in our proposal.
