During re -review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Provide written responses to each comment and where changes can be
found on the plans. Please resubmit to Marie Harrison, Permit Coordinator.
1. Previous item 4 is still outstanding: Travel distances were not shown on T0.1 as noted in your response
letter. Regarding your response concerning IBC 1019.2, this section applies to entire buildings, not
sections of buildings. The north addition constructed in 1976 had no openings communicating with the
existing building and was built under a different code. The current permit includes the stair opening
which now connects the areas and requires current exiting provisions to be met. It appears from scaling
the plans that doors 2-7 and 2-18D may meet 1/9 the overall diagonal dimension of the main floor for
required exits, although it is not clear on the site plan (or any photos provided) if the ramp leads to the
public way.
2. Show the south ramp on the site plan and the extent of the asphalt surface noted on the floor plan notes.
3. Previous item 6: The occupant load factors noted in my previous comments have been confirmed with
the Building Official for the exercise, therapy pool and pool room at a factor of 50 gross. All other areas
at a factor of 100. Based on the floor areas on TO. 1, the occupant load still exceeds 49 so doors would
still need to swing in the direction of travel.
4. Previous item 9 is still outstanding. Blocking pedestrian access is not an acceptable solution.
5. Previous item 12 is still outstanding. We are unable to find the accessible counter details noted in your
response letter.
6. Previous item 13 is still outstanding. Existing construction is not exempt from having to meet IBC
3409.7. You may want to consider utilizing exception #1 of that section as discussed in previous
comments and at our meeting.
7. Previous item 14 is still outstanding: Requested items were not provided on the details.
S. Previous item 19 is still outstanding: Construction details are still needed for the pool equipment
addition. Also see IBC Table 602 for fire separation distance requirements. See IBC 704 for fire rated
exterior wall requirements and clearly show compliance on the plans, including listed/tested fire rated
assemblies.
9. Previous item 21 is still outstanding: Provide plumbing fixture schedule as previously requested.
10. Previous item 25 is still outstanding. Please contact the Planner.
11. Previous item 27 is still outstanding: As previously noted, the reduced pressure backflow assembly is
required for premise isolation on the main water line serving the building. The hose bibb used to fill the
pool noted in your response will need an atmospheric vacuum breaker.
12. The structural calculations/plan by Joseph Zlab must be signed (one copy wet signed).
