Dear Applicant,
I have reviewed the above building permit application for the Planning Division and it was found that the following
information, corrections, or clarifications will need to be addressed before review can continue. If you have any
questions, please do not hesitate to contact me. I look forward to working with you on this project.

Please provide a written response to the items mentioned below…
1.Site Plan:
It appears that your previous site plan was labeled “A01” and contained all of the required
information for a site plan, while your new “site plan” is labeled “C1.2: Site Plan/Grading, Drainage & Utility
Plan & Details.” Unfortunately, there is quite a bit of information missing from your new revised site plan.
Please take a look the attached handout (#B57: Sample Plot Plan) and the plot plan requirements (summarized
below) and add all of the information required for review.
PLOT PLAN --
Three (3) copies, scaled 1”=20', one (1) of the three plot plans must be no larger than 8½” x 14" with the following:
Property owner’s name, tax account parcel number and street address.
North arrow designation, plan Scale 1”=20’, property line dimensions.
Streets, approaches, driveways, sidewalks, alleys, easements (public and private), paved areas, street dedications and adjacent City
right-of-way (developed or undeveloped), show all dimensions.
Sewer manhole location, sewer stub location, proposed sewer lines and cleanouts, water meter location, water service line, gas, cable
and phone lines, fire hydrants, telephone poles, utility transformers, etc.
Existing physical features and water courses of any size (i.e., streams, creeks, ponds, ditches, etc.).
Dimension all buildings and structures (label them existing or proposed), indicate setback distances, lot area and lot coverage
(buildings to be demolished or moved require a separate permit).
Accessory structures and projections, decks, porches, hot tubs, pools, cantilevered structures, chimneys, roof overhangs, eave lines,
breezeways, patios, sheds, pool mechanical rooms, fences, etc.
Retaining walls with typical section detail.
Rockery location.
Building height calculations.
Surface elevations at each corner of the lot and smallest building rectangle. Topographic lines at five (5) foot intervals for slopes 15%
or less and at two (2) feet intervals for slopes greater than 15%.
Indicate lot slope and driveway slope.
Impervious area calculations, if applicable distinguish existing impervious area (Pre and Post 1977) separate from proposed
impervious area.
Designated flood plain sites must provide basement, first floor elevations and the lowest proposed elevation of the footing, foundation
wall, and finished floor stamped by a licensed land surveyor, based on base flood elevation. See IBC Appendix G for additional
Flood-Resistant Construction provisions.

Please provide a written response to the items mentioned above. Also, please redline your plans to reflect any changes – or, if you are
submitting new plans, please submit three site plans (one must be reduced size) and two sets of the changed pages of the plans.Please make all
submittals to the Development Services Permit Coordinator (Theresa Umbaugh) Monday through Friday, 8am-4pm (except Wednesdays). All

2.East Bay Bump-Out:
Did you remove the east bay bump-out from the design of the project? If so, please
make sure that your elevations and floor plans also reflect its removal.
