The purpose of this letter is to outline the steps you will need to take in order to convert the
illegally remodeled area(s) back into a garage/attic use:
• Remove the wood hinged doors and replace with a garage door (note the opening shall be a
minimum of 8 feet wide by a minimum of 7 feet tall)
• Remove the stairs leading to the illegally converted attic area
• The attic area may only be used for light weight storage
• Any heat source in the attic area shall be removed
• A toilet room in a garage is permitted however all piping shall be exposed to determine code
compliance (including underground piping)
• A 50cfm (minimum) fan is required in the bathroom (subject to field)
• Fire separation shall be maintained between the garage and habitable space (subject to field)
• Insulation shall be provided between heated and unheated spaces (subject to field)
• The tile floor in the garage may remain
• Doors leading from the garage to habitable space shall be solid core or 20 minute fire rated
doors (subject to field)
• The small porch shall be re -constructed to conventional framing (separate permit approval
required) and the porch landing shall be concrete, brick pavers, etc. Also, all wood exposed
to weather shall be pressure treated or naturally resistant to decay.
