The above referenced project is in the process of plan review for compliance with
Edmonds ordinances and applicable codes. The following comments,
deficiencies/corrections must be addressed prior to completion of plans review and
subsequent issuance of permits.
Provide revised plans and calculations along with a written response to each of the items
listed below to facilitate a shorter back -check time.
SCOPE OF REVIEW
The scope of this review is for the Struetural Only requirements of this project.
All features were checked only to the extent allowed by the submittals provided. All
portions of this project are assumed to meet or will meet other departmental requirements,
conditions and concerns before permit approval.

Structural Comments Only
General
1. AOR, please note on the drawing that the bottom chord for the truss shall be design
for a live load of 20 psf. IBC table 1607.1 R301.5
2. Several structural details show bolts, joist hangers, nails, etc. in contact with
pressure treated wood. The new pressure treated lumber has been shown to be very
corrosive, with some of the treatments being 5times more corrosive than others.
Hot dipped galvanizing may not provide adequate protection for some of the
treatments being used. At present the industry is recommending a higher grade of
hot -dipped galvanizing as a minimum, with stainless steel being preferred. Please
specify bolt, nailing, and joist hanger protection where these items are in contact
with pressure treated wood. It is recommended to specifically state as a minimum
to use triple zinc ZMAX (G185 per ASTM A653) Hot Dip Galvanize (ASTM
A123 for connectors and ASTM 153 for fasteners and anchors). Simpson T-
PTWOOD 1106 expires 1/08. R319.3

3. Detail 1: Please specify the required reinforcement for the foundations stem wall.
Reinforcement's steel is required for D2 seismic zone.
4. Please specify the required connection of the floor joist to the supporting beam.
This is important to make sure the compression zone of the beam is braced under
bending. Please modify accordingly.
5. Please note the 4x8 shall be full length of the floor system. The post 4x4
supporting the 4x8 will not support the design stresses if the 4x8 is spliced at the
post. Please note this one the drawings.

6. Please specify the required braced wall panel at the interface between the existing
living room and new additions. One is required at this location.

7. Please note the plate washer shall be a minimum 3 x 3 x .229" at all anchor bolts.

8. Please provide a detail at the 2x8 ledge being connected to the concrete stem. What
is noted is 2x8 ledge lag into an 8" basement wall. This will not work. Please
specify the required concrete anchor to use to transfer the design loads.

9. Please provide a detail at the interface between the existing structure and the new
additions. It is not clear how the lateral diaphragm forces will be transferred.
Please modify accordingly.
Additional corrections may be required following receipt of corrections and additional
information as requested.
Your plans are being reviewed concurrently with the Building Department, Fire
Department, Zoning Department and Public Works Engineering. Changes, clarifications
or additional corrections may be required subsequent to the Building Department plan
review when comments are received from the other concerned departments.
