Following are our responses to your faxed Ietter of May 5, 2008. Thank you for the quick turn-
around of comments. Throughout the process of this review, the numbering of the comments have
changed slightly from review to review. We're following the latest numbers in our explanations
below.
Reduced -size Site Plan copy is attached.
We believe that concrete was poured on top of the original steps in this area. We've added a note for
the Contractor to remove the ramp and patch nosings of the steps.
Alterations and IBC 3409.7:
Based on our review of the existing site and building, the following elements do not meet current
accessibility standards: (asterisk - * - used to denote items being addressed)
Site:
*Number of barrier -free parking spaces;
*South -side door/steps to exterior (may be exempt from correction per 3609.6 Exception #2);
Access to lower -floor of north wing.
Building:
Maneuvering space at interior doors may not provide ANSI Al 17.1 widths at approach side; generally
"structurally infeasible" to change due to bearing walls both sides of hallways; *some doorways being
improved by changing hand/swing direction);
*Door hardware is typically knobs;
*Customer service counter height in Reception;
Toilet room, accessible per earlier code (permitted after ADA requirements), does not have all features
of a new Toilet Room;
*Shower in Therapy Pool and adjacent Treatment Room;
*Upper -floor of north wing has stair -access only, in addition to non -permitted too -steep ramp and
unusual lift;
Locations and heights of electrical receptacles and switches are likely not in compliance with
standards;
Operating hardware for windows not in accessible locations (reach distances/heights).

We've prepared an estimate of construction costs, blending information from national sources (R.S.
Means estimating books) and local sources ("The Guide"), as well as good -faith estimates of how long
it might take for reasonably competent workers to perform the tasks.
We estimate the total cost of the work (not including Sales Tax) to be $40,667.02 and the cost of the
accessible -route improvements to be $16,644.11, which amounts to 41% of the total. We are not
contractors, so we cannot guarantee that these will be the inial amounts, but it certainly appears that
the 20% threshold will be reached.
4. Information regarding the details of the Pool Equipment Enclosure has been supplemented. Both the
Plan and the Section include aspects of the information you've requested.
