Provide written responses to each comment and where changes can be found on the plans. Please resubmit revised plans/calcs to Theresa Umbaugh, Permit Coordinator. 1. Provide revised north and west elevation views (partial on 8 % x 11 ok) showing the stair and exit path of travel change from the main entry to the driveway. 2. Clarification of the stairway is required. Note the stairway construction material to be used. If the stairway is a series of landings, dimension each landing to show it is a minimum of 36" in the direction of travel. If true steps, clearly show that the stair treads will not vary more than 318", also a handrail is required. A guardrail is required if the fall exceeds 30". 3. Cross-reference on the site plan where detail 4/SP-1 applies. 4. Special inspection by the geotechnical engineer of record will be required for the construction of the retaining walls and rockeries. 5. See attached comments from the City's structural consultant. SW Edmonds WA Plan Review #2006-0654 EECE # EDM 08-48 Plan review number 01 The above referenced project is in the process of plan review for compliance with Edmonds ordinances and applicable codes. The following comments, deficiencies/corrections must be addressed prior to completion of plans review and subsequent issuance of permits. Provide revised plans and calculations along with a written response to each of the items listed below to facilitate a shorter back -check time. SCOPE OF REVIEW The scope of this review is for the Structural Only requirements of this project. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. STRUCTURAL COMMENTS General 1. EOR, please clarify how the P force of 858 was determined as used in the analysis prepared by the geotechnical engineers. IBC 1806 2. Please show the location of the driveway relative to the retaining wall. Based off the drawings submitted it is not clear. 3. The design analysis has applied an axial load to the stem. Please clarify where this axial loads comes from. This is an additional loads and Enercalc program already calculates the weight of the wall and the footing. Please either modify the design or Page 2 of 2 Plan Review Number 01 EECEM EDM 08-48 Oaks Block Wall 2006-0654 resubmit analysis to not consider this additional load, which was use to resist the sliding force. Sheet SP -1 4. The location of the vertical steel should be dimensioned on where to place it. The design analysis requires the steel to be place 1-112 from the earth face but the details do not reflect this. Please modify the drawings accordingly to show where the vertical steel shall be placed. 5. Please submit analysis for the 1-112 X 1-112 vertical supports of the guardrail to resist the design loads. Since the thickness is not specified there is know way to check this will support the code prescribe forces. Please submit this upon response and modify the drawings to specify the required thickness of the tube post. Additional corrections may be required following receipt of corrections and additional information as requested. Your plans are being reviewed concurrently with the Building Department, Fire Department, Zoning Department and Public Works Engineering. Changes, clarifications or additional corrections may be required subsequent to the Building Department plan review when comments are received from the other concerned departments.
