During re -review of the plans for the above noted project, it was found that the resubmittal was very
incomplete and a second review could not be done. Please provide written responses to all of the
previous comments and provide structural calculations for the design (including lateral or alter to
meet conventional construction). Please submit revised plans/documents to Marie Harrison, Permit

The above referenced project is in the process of plan review for compliance with
Edmonds ordinances and applicable codes. The following comments,
deficiencies/corrections must be addressed prior to completion of plans review and
subsequent issuance of permits.
Provide revised plans and calculations along with a written response to each of the items
listed below to facilitate a shorter back -check time.
SCOPE OF REVIEW
The scope of this review is for the Structural, Ordinance, Ventilations and Indoor Air
Quality, and Energy requirements of this project.
All features were checked only to the extent allowed by the submittals provided. All
portions of this project are assumed to meet or will meet other departmental requirements,
conditions and concerns before permit approval.

ORDINANCE COMMENTS
General
1. Please note pressure treated wood shall be used or provide a vapor barrier for the
wood next to the concrete shown on sheet 3. R319
2. Please provide a section through the building in order to complete the review. It is
not clear how the new and the existing interface_ A section would clarify this.
Alternative add details to show how the existing and new will be connected and

Sheet Elevations
3. It appears there is going to be a new deck but it is not clear how this will be access.
Please clarify this on the drawings.
STRUCTURAL COMMENTS
General
4. Please clarify the required connection of the deck ledge and the connections of the
joist to this ledger. Nails cannot be used for the connections of the ledger to the
main structure. Please add this information to the drawings. R502.2.2
Sheet 1 Foundations and Floor Framing Plan
5. Submit analysis for 7 kips force being applied at the edge of the walls continuous
footing. Per check analysis, the footing should be larger at this location not to
overstress the soil. Please modify accordingly.
6. Please specify the required connections of the gusset plate noted for the post to
beam connections. Sheet 3 just notes 2x4 gusset
7. The drawing note for 4x8 beam post down to footing. What is the post that will be
used? How will it be connected at the base and the top? Please add this to the
drawings.
8. Please specify the required lateral diaphragm connections at the house where the
floor framing comes out. Currently there is only walls shown ate the three sides but
the house sides also has to transfer the lateral forces. Please add this to the
drawings.

9. Please specify the required support at each end of the 4X10 beam shown
supporting the floor.
10. Please note the species of TSI joist being used for the floor system. All that is noted
is the depth and the spacing.
Sheet 2 Elevations
11. The drawings show a wall -bearing wall being DEMO but it isnot clear if this was
a bearing wall or not. The framing runs perpendicular to this wall. Please note that
this is not a bearing wall and clarify what is going to support the force of the
existing trusses and deck joist.
Sheet 3General Notes
12. Please modify the wind to reflect the current adopted code. 80 mph was the UBC
. and not the IBC/IRC. Please modify accordingly.
VENTILATION AND INDOOR AIR QUALITY CONTROL COMMENTS
Since less then 500 square feet is, being added the conditions floor space is exempt form
the whole house fan requirements.

13. Please specify the required fan to be used in the new bathroom shown on this sheet.

14. All habitable room must have minimum required ventilations. Since this room is
not a sleeping room but still habitable please either specified mechanical
ventilations or specify which window w is operable. R301.1
ENERGY COMMENTS
Sheet 3General Notes
15. Please modify the window U value to state U=.35 and not U=.4. This was changed
in the state adopted energy code. WSEC Table 6-1
Additional corrections may be required following receipt of corrections and additional
information as requested.
Your plans are being reviewed concurrently with the Building Department, Fire
Department, Zoning Department and Public Works Engineering. Changes, clarifications

review when comments are received from the other concerned departments.
