The above referenced project is in the process of plan review for compliance with
Edmonds
ordinances and applicable codes. The following comments,
deficiencies/corrections must be addressed prior to completion of plans review and
subsequent issuance of permits.
Provide revised plans and calculations along with a written response to each of the items
listed below to facilitate a shorter back-check time.

All features were checked only to the extent allowed by the submittals provided. All
portions of this project are assumed to meet or will meet other departmental requirements,
conditions and concerns before permit approval.

Ordinance Comments
General
1.Architect of record (AOR), the drawings specify doors with a mark without any
code information... There is a new sheet A9.3, but the information for the door
marks are not specified on this sheet. Also all the door numbers have been
renumbered. Please submit the door information, which I need in order to complete
the review.
Sheet A0 Cover Sheet
2.For some reason, the code information sheets were modified to the IBC 2003,
which is not the adopted code. Please modify accordingly.
Sheet A3.1 Bldg. Elevations, Bldg. Sections
3. 14. AOR, please provide detail for the attachment of the brick veneer on the
drawings. IBC 1405. The response states the brick veneer is being attached in
compliance with NER 602 ICC Evaluations Report. NER 602 is a legacy report
under the IBC 2000. The drawing should reflect the requirements for the
construction of the brick veneer, not just comply with NER 602.
Sheet A5.1 Stair Plans, Stair Sections
4.18. Usable space under the stair shall be a one hour rated assembly. All that is
noted is 2 layer of 5/8 gypsum without specifying the required attachment. Please
complete the assembly for the useable space under the stairs. IBC 1009.5.3
Enclosures under stairways. The response and drawing state file WP 3510 on sheet
A0.1. But sheet A0.1 does not have 3510. Please modify accordingly to have this
rated assembly on the drawings.
STRUCTURAL COMMENTS
Sheet S2.1 Foundation Plan and Second Floor Framing Plan
5.27. EOR, please provide details and analysis for the support of the beam mark B4
at the masonry wall. The response and revised drawings state detail 7/S6. This
detail in the notes under 1 reference detail X/X. Please clarify where detail X/X is
located on the drawings in order to complete the review.

6.Detail 8: EOR, please clarify where on the plan this detail is used in order to verify
the anchor boltsÂ’ diameter and spacing.

information as requested.
Your plans are being reviewed concurrently with the Building Department, Fire
Department, Zoning Department and Public Works Engineering. Changes, clarifications
or additional corrections may be required subsequent to the Building Department plan
review when comments are received from the other concerned departments.
