I have re-reviewed the above building permit application for the Planning Division and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue. If you

Please provide a written response to the items mentioned below…
1.Opaque:
As discussed, ECDC 20.60.020.M requires that signs in neighborhood commercial areas be
completely opaque and not allow any internal illumination to shine though (with the possible exception of the
letters). The letters shown on the wall sign are both yellow and white and would shine though, but the green
would be completely opaque – this would be a condition. But, the letters on the monument sign are yellow and
green with a yellow rectangle. Is it possible to re-work the monument sign face so that the letters more closely
match the wall sign (white/yellow lettering with no yellow rectangle/green letters)? Please clarify how/which
areas would shine through the monument sign. The yellow rectangle at the bottom would not be permitted to
shine through, only the green letters – but I’m wondering if this will have the effect you’re trying to achieve?
Please specify how this opaque code requirement can be met or re-design the monument sign face as necessary.

2.Lighting/Design Review You had asked if additional lighting would be permitted on the building to spotlight
the new cabinet in addition to having internal illumination. In order to carefully review the project to ensure
that light and glare is not excessive, we would need to send a proposal such as this to the Architectural Design
Board (ADB) for review. Have you considered applied letters on the wall or other alternatives instead of a
boxed cabinet, which cannot be fully illuminated?
